Project Head

The Project Head is responsible for leading, planning, and executing real estate development projects from initiation to handover. This role oversees all aspects of construction management, vendor coordination, quality control, budgeting, timelines, and regulatory compliance. The Project Head ensures smooth project delivery within defined specifications, budgeted cost, and scheduled timelines while maintaining the highest standards of quality and safety.

Role & responsibilities

1. Project Planning & Strategy

• Prepare the overall project execution plan, schedules, and milestones.
• Allocate resources, manpower, equipment, materials across all project stages.
• Evaluate project risks and develop mitigation strategies.

2. Construction Management

• Oversee day-to-day construction activities across all sites.
• Ensure execution as per approved drawings, technical specifications, and BOQs.
• Monitor progress of civil, structural, finishing, and MEP works.
• Conduct regular site inspections and issue necessary instructions to teams.

3. Budgeting & Cost Control

• Prepare and monitor project budgets and cash flows.
• Validate contractor bills, material consumption, and cost variations.
• Control wastage and ensure adherence to approved budget.

4. Vendor & Contractor Management

• Evaluate, appoint, and negotiate with contractors and vendors.
• Monitor vendor performance against contractual terms.
• Ensure timely availability of materials and labour resources.

5. Inter-Department Coordination

• Coordinate with Engineering, Design, Procurement, Legal, Sales, Finance, and CRM teams.
• Provide timely project updates for marketing, approvals, and customer communication.

6. Quality Assurance & Control

• Ensure compliance with QA/QC standards across all project activities.
• Approve material samples and monitor testing as per norms.
• Conduct periodic quality audits and enforce corrective measures.

7. Safety & Compliance

• Ensure strict adherence to safety norms and statutory guidelines.
• Review safety reports, incident logs, and risk assessments.
• Coordinate with regulatory authorities for approvals, inspections, and certifications.

8. Documentation & Reporting

• Maintain accurate site documentationDPRs, WPRs, checklists, test reports.
• Submit MIS reports to management on timelines, risks, and financial progress.
• Ensure proper documentation for handover including as-built drawings.

9. Team Leadership & Performance Management

• Lead project managers, site engineers, supervisors, and QA/QC teams.
• Define KPIs and ensure performance accountability.
• Provide guidance, training, and capability development for site teams.

10. Project Handover

• Ensure completion of all work as per the defined scope and standards.
• Address snag lists and ensure closure prior to handover.
• Coordinate final inspections and client handling during possession.

Required Qualifications

• B.E./B.Tech in Civil Engineering (mandatory).
• M.Tech/PG in Construction/Project Management (preferred).
• 1220 years of experience in real estate or large construction projects.
• Proven track record in managing mid to large residential/commercial projects.
