As a Post Possession Head, your primary role will be to oversee handovers, handover events, and project exits to ensure a seamless post-possession experience for customers. Your specialized focus will involve planning, coordination, and execution to drive exceptional customer satisfaction and consistency across the zone. Key Responsibilities: - Handover Management: - Oversee the handover process for over 1,000 units quarterly and ensure units are ready and inspected for quality before handover. - Coordinate with Customer Centricity (CC) leads and specialists for timely corrections. - Event Planning and Execution: - Organize grand handover events, including planning, mock sessions, dcor, theme selection, and gift distribution. - Ensure events reflect exceptional customer experience and satisfaction. - Project Exits: - Drive the completion of project exits, including society formation, account audits, and the handover of assets, finances, and legal responsibilities. - Resolve delays in project exits caused by a lack of resources in the zone. - Stakeholder Coordination: - Collaborate with legal, liaison, quality, and business teams to meet customer commitments on time. - Work with project and operations teams to ensure quality standards and timely readiness. - Process Improvement: - Implement best practices and learnings across the zone to standardize the post-possession experience. - Benchmark and improve NPS scores, EE&SM compliance percentages, and GPL exit percentages. - Focus on Timelines and Quality: - Ensure adherence to timelines from obtaining OC to handing over projects to associations. - Maintain high-quality standards throughout the process to meet customer expectations. In addition to the main role, you will also be responsible for the Zonal Collection Strategy with the following key responsibilities: - Collections Management and Strategy: - Actively monitor and manage collections to meet annual operating plan (AOP) targets (~8-10K Cr for NZ). - Develop and execute strategies for improving collection efficiencies, ensuring alignment with organizational goals. - Forecasting and Planning: - Conduct real-time forecasting, re-forecasting, and planning to achieve AOP numbers effectively. - Address reconciliation challenges arising from multiple collations at regional and project levels. - Data Coordination and Consolidation: - Maintain centralized, standardized data and templates for reviews and monitoring. - Streamline collation efforts across NZs diverse projects and geographies. - Stakeholder Coordination: - Facilitate smooth coordination among team leaders (TLs), regional collection heads (RCHs), and project teams. - Ensure all stakeholders operate with unified data and processes for consistency and efficiency. - Efficiency Monitoring and Improvement: - Use real-time dashboards to monitor collection performance and address fresh due efficiencies daily. - Oversee the intensity of outstanding case follow-ups and resolve stuck cases effectively. - Review and Reporting: - Conduct detailed reviews of collection performance across NZ's projects. - Provide actionable insights to improve collection processes and achieve parity across zones. - Adaptation to Regional Challenges: - Address unique challenges in NZ, including construction constraints (e.g., GRAP) and the wide range of project complexities. - Adapt strategies to the zone's specific needs, leveraging lessons from successful implementations in other zones. Experience and Education: - 10+ years of experience - Bachelor's degree in Business Administration, Project Management, or a related field (MBA preferred).
