Lead Curative Title Underwriter (U.S. Title Insurance - Remote)

Role & responsibilities

• Review Chain of Title, vesting deeds, liens, judgments, and prior transfers
  • Identify title defects and determine curative actions (probate, heirship, AoH, corrective deeds, etc.) • Examine Schedule A & Schedule B items and verify requirements • Clear defects such as: Incorrect vesting Breaks in chain Missing deeds Probate not filed Deceased owner / heirship issues Tax liens / municipal liens • Draft title requirements and curative notes • Work with internal teams to obtain missing documents (deeds, releases, affidavits) • Interpret U.S. public records: county records, probate records, property tax databases • Review Title Commitments & Preliminary Title Reports • Ensure accuracy, compliance, and timely clearance of requirements • Update internal systems with curative status and documentation

Preferred candidate profile

Must have (no exceptions):

• 5

  +

  years of direct experience working with large U.S. title agencies/underwriters
• Must have worked in Lead Curative title role.
  • Hands-on experience with curative title or title review/examination • Deep understanding of: Vesting / ownership structures Chain of Title Schedule A/B review Defect identification Requirement clearance • Familiarity with South and North Carolina and Georgia county recorders, instruments, and title terminology

• Experience with probate or heirship cases
  • Experience clearing requirements for mobile homes, estates, LLC/trust ownership • Familiarity with title plants or major title production systems

Mandatory Skills

• Chain of Title analysis
  • Title defect identification • Curative clearance steps • Strong analytical and documentation skills • Excellent written English • Ability to interpret legal & property documents
