Head of Projects

Key Responsibilities

Project Planning & Execution

• Oversee

  end-to-end execution

  of multiple office fit-out projects across cities
• Coordinate with design, procurement, landlords, and operations teams to ensure on-time and on-budget delivery
• Review BOQs, work schedules, drawings, GFCs, and ensure site readiness as per planned timelines
• Monitor project health — timelines, cost, quality, and manpower — through regular site visits and reporting

Vendor & Contractor Management

• Identify, empanel, and manage local and national vendors, PMC partners, and contractors
• Negotiate contracts, enforce SLAs, and track work quality and speed
• Implement strict compliance for safety, quality, and statutory norms across all sites

Project Governance

• Set up and track

  project MIS

  , dashboards, and SOPs across all locations
• Create project budgets and track burn rates vs. physical progress
• Conduct project audits, handovers, snag lists, and closure reports
• Ensure all licenses, fire NOCs, and compliances are in place before center launch

Strategic Planning

• Collaborate with business & real estate teams on site feasibility and fit-out budgets during pre-acquisition phase
• Optimize cost per sq ft without compromising speed or quality
• Create a scalable and repeatable project delivery playbook for multi-city rollouts

Requirements

• Bachelor’s degree in Civil Engineering, Architecture, or Construction Management (Master’s preferred)
• 10–15 years of experience in

  commercial interior fit-outs

  , with at least 3 years leading PAN-India or multi-location projects
• Strong technical knowledge of MEP, HVAC, civil works, fire systems, and statutory compliance
• Proven experience with

  fast-paced commercial office projects

  , coworking, or real estate developers
• Strong vendor network and ability to mobilize resources quickly
• Excellent skills in project management tools: MS Project, Primavera, or equivalent
• Hands-on, execution-oriented leader with a sense of urgency
