Key Responsibilities

Design Leadership -

• Lead complete design lifecycle from concept to as-built documentation.
• Ensure delivery of design excellence and space optimization standards.
• Manage 6-person design team for quality delivery and capability development.
• Integrate customer feedback and market trends into design solutions.
  

Timeline & Execution -

• Deliver concept designs and sanction drawings within committed timelines.
• Complete DD closure, Working Drawings, and GFC releases on schedule.
• Coordinate phased GFC releases aligned with construction schedules.
  

Cross-functional Collaboration -

• Work closely with MEP, Projects, Purchase, and Execution teams.
• Support Sales and Marketing with design requirements.
• Provide design clarifications and construction support.
  

Quality & Standards -

• Maintain design accuracy to prevent construction issues.
• Ensure successful implementation at construction sites.
• Coordinate documentation delivery to customers
  

Requirements

Educational Background:

• B.Arch (Mandatory) + COA registration.
• M.Arch (Preferred).
  

Experience

• 15-20 years in architecture.
• Minimum 5 years managing design teams (5+ architects).
• Minimum 8 years in residential real estate projects.
• Multi-story residential building design experience.
• Experience with regulatory approvals and sanction drawings.
• Space optimization and value engineering experience.
  

Preferred

• Experience managing projects with 20+ lakh sq. ft. saleable area.
• Background from reputed developers with 500+ unit projects.
• Familiarity with Kolkata/Eastern India regulatory environment.
  

Technical Skills

• Expert in AutoCAD (mandatory)
• BIM 360 or similar drawing management systems
• MEP coordination knowledge
• Google Workspace proficiency
