Compulsory Requirement:

Key Responsibilities

A. Non-Litigation Responsibilities

  1. Documentation & Drafting

  • Draft, review, and vet:
    • Development Agreements (DA)
    • Redevelopment Agreements
    • Permanent Alternate Accommodation Agreements (PAAA)
    • MOUs, LOIs, Indemnity Bonds
    • Consent letters from society members
    • Lease deeds, sale agreements, commercial agreements
  • Prepare documentation for

    SRA, MHADA, Collector, and Municipal approvals

    , ensuring compliance with

    DCPR 2034

    .
  1. Title Verification & Due Diligence

  • Conduct property title search, legal due diligence, and prepare title reports.
  • Liaise with external advocates for title opinion and verification.
  • Review 7/12 extracts, property cards, CTS/DP remarks, and mutation records.
  1. Society & Stakeholder Coordination

  • Participate in society meetings for redevelopment projects.
  • Explain legal documents to society members and stakeholders.
  • Assist in drafting AGM/SGM resolutions and consent formats.
  1. Regulatory & Compliance

  • Prepare and manage documents for:
    • RERA registration and quarterly updates
    • Stamp duty & registration
    • ULC, NA permissions, IOD/CC
    • MHADA/SRA/MCGM approvals
  • Ensure

    full compliance with DCPR 2034, local laws, redevelopment policies, and government circulars

    .
  1. Liaison with Authorities

  • Coordinate with:
    • MCGM / BMC
    • SRA
    • MHADA
    • Collector Office
    • City Survey Office
  • Manage documentation, applications, and approvals, ensuring adherence to

    DCPR 2034 rules

    .

B. Litigation Responsibilities

  1. Case Management

  • Handle litigation matters including:
    • Consumer court cases
    • Rent Act disputes
    • Tenancy / eviction issues
    • Society disputes
    • Arbitration & civil suits
    • RERA complaints
  • Prepare case briefs, notes, and instructions for external counsel.
  1. Court Follow-ups

  • Attend hearings (when required) with external lawyers.
  • Track case dates, filing deadlines, and maintain litigation database.
  1. Response & Drafting

  • Prepare replies to legal notices, complaints, RTIs, and statutory queries.
  • Coordinate with project and sales teams for evidence collection and affidavits.

Skills & Competencies Required

Technical Skills

  • In-depth knowledge of

    DCPR 2034

    , including FSI/TDR, building setbacks, height restrictions, and redevelopment incentives.
  • Strong knowledge of

    Redevelopment laws, SRA rules, DC Regulations, Maharashtra Co-op Society Act, MOFA, RERA Act

    .
  • Experience in drafting agreements specific to Mumbai redevelopment.
  • Understanding of registration procedures and stamp duty calculations.
  • Familiarity with property documents and municipal records.

Soft Skills

  • Excellent negotiation and communication skills.
  • Strong coordination with societies, consultants, and authorities.
  • Detail-oriented with strong documentation discipline.
  • Ability to manage multiple projects simultaneously.

Qualifications

  • LL.B. / LL.M. from a recognized university.
  • Additional certifications in

    real estate law / RERA

    preferred.

Experience

  • 5–12 years in legal roles within

    real estate redevelopment (Mumbai)

    .
  • Must have handled matters involving

    SRA/MHADA/BMC

    .
  • Experience with both

    non-litigation and litigation

    work is essential.
  • Practical application of DCPR 2034 in redevelopment projects is compulsory.
