Architect

Job Title:

• Calculate permissible FSI as per local development regulations
• Interpret and apply zoning laws, building codes, and planning guidelines
• Conduct site visits and assess plot feasibility for potential development
• Evaluate location, surrounding infrastructure, and access in feasibility analysis
• Prepare basic design sketches and conceptual layouts for proposed developments
• Create initial site layout plans and area efficiency diagrams
• Prepare regulatory compliance summaries for plots under consideration
• Collaborate with internal teams to align design proposals with project goals
• Coordinate with third-party architects for detailed design development
• Ensure design adherence to applicable norms and development control regulations
• Support project planning with schematic drawings and area statements
• Prepare reports and presentations for internal and external stakeholders
• Assist in documentation for statutory approvals and authority submissions

Key Skills & Competencies:

• Strong knowledge of FSI calculations and development control rules
• Understanding of zoning regulations, land use classifications, and local bye-laws
• Proficiency in basic sketching and space planning
• Ability to assess site feasibility from design and regulatory perspectives
• Effective coordination and communication with external consultants
• Skilled in AutoCAD, Sketch Up, MS Office; Revit or BIM tools is an advantage

Qualifications:

• Bachelors Degree in Architecture (B.Arch) from a recognized institution
• Council of Architecture (CoA) registration mandatory
• Masters in Urban Planning or Design is a plus
