Job Description

Role: Township Planner

Industry: Real Estate Development / Urban Planning
Employer: Developer and Colonizers Company

Key Responsibilities

  • Master Planning:
  • Design the overall layout of the township: zoning, road networks, green spaces, commercial areas, etc.
  • Ensure balanced land use for residential, commercial, institutional, and recreational purposes.
  • Regulatory Compliance:
  • Liaise with government authorities for approvals (e.g., land use conversion, environmental clearances).
  • Ensure township plans comply with urban development guidelines, RERA, and municipal norms.
  • Infrastructure Planning:
  • Plan essential infrastructure: roads, water supply, drainage, sewage treatment, electricity, etc.
  • Coordinate with civil engineers and architects to execute infrastructure plans.
  • Sustainability and Smart Design:
  • Integrate green building norms, renewable energy, waste management systems, etc.
  • Adopt smart-city elements like fiber networks, surveillance systems, and e-governance facilities.
  • Project Feasibility & Costing:
  • Conduct site analysis and land suitability assessments.
  • Prepare detailed project reports (DPR) and cost estimates for development phases.
  • Collaboration:
  • Work closely with architects, landscape designers, legal teams, sales, and marketing departments.
  • Coordinate with surveyors, GIS experts, and urban designers.
  • Phased Development Planning:
  • Strategize phased development to optimize cash flow and resource allocation.
  • Ensure integration between phases for smooth expansion.

Skills Required

  • Urban and Regional Planning
  • GIS and CAD Tools (e.g., AutoCAD, ArcGIS)
  • Knowledge of Local Building Bye-laws and Land Regulations

  • Environmental and Infrastructure Planning
  • Stakeholder and Public Consultation
  • Analytical and Problem-Solving Skills

Educational Background

  • Bachelor's or Master’s in Urban Planning, Town & Country Planning, Civil Engineering, or Architecture.
  • Additional certification in GIS, project management, or real estate law is a plus.
