Key Responsibilities: Searching Records Should be thorough with Searching process (with or without base/starter) in applications such as Data Trace, Title Point, DT Docs etc. Scrutinizing Recorded Documents – Carefully examine recorded trust deeds, contracts and other legal documents that may impact property titles. Locating Relevant Records – Task includes locating tax records, judgments, liens, mortgages and information related to bankruptcy and foreclosure proceedings. Record Keeping – Maintain accurate records of property title information gathered during the title search examination. Researching Conditions and Restrictions – Thoroughly research any conditions or restrictions that may exist on property titles. Summarizing Legal Details – Summarize pertinent legal or insurance details for examination, proof and ready reference by creating Title Commitments. Problem Solving & Decision Making – Should be able to thoroughly understand and distinguish the consideration of documents during search and be decisive through exam process while furnishing the end report. Fraud Prevention- Monitor for and report potential fraud cases related to mortgage lending. Relationship Management & Business Development- Build and maintain relationships with clients. Retention of existing business and acquisition of new business Team Management- May include overseeing legal staff and ensuring their compliance and performance. To ensure optimum utilisation of manpower and productivity of each individual.
