Role Summary:

The Senior Manager - Projects (Operations) is responsible for overseeing and managing the execution of projects to ensure timely delivery, quality construction, and adherence to safety standards. This role involves coordinating with multiple stakeholders, including contractors, PMCs, and internal teams, to facilitate seamless project implementation from excavation to handover. The incumbent will lead operational activities while ensuring compliance with established processes and optimizing resource utilization.

Key Responsibilities:

Financial Management:

• Drive site reviews and project budgeting to align with organizational goals.
• Coordinate with the Finance team to facilitate timely pay-outs to contractors, vendors, and PMCs as needed.

Operational Excellence:

• Devise and implement a sequence of construction activities in collaboration with contractors and PMCs.
• Monitor site operations, including MEP, civil, and planning activities, to ensure adherence to project timelines.
• Coordinate with the design team to ensure timely availability of GFC drawings and review them for potential risks in consultation with architects and consultants.
• Analyze material requirements on-site, approve procurement requests, and coordinate with the Contracts and Budgeting team.
• Oversee the snagging process in coordination with the Facilities and Handover team, ensuring proper rectification of identified issues.

People Management:

• Define objectives and allocate work effectively within the team.
• Conduct regular performance reviews, appraisals, and training sessions for team members, contractors, and PMCs.
• Foster team engagement through team-building initiatives and activities.

Process Adherence & Improvement:

• Ensure compliance with established quality, safety, and regulatory standards.
• Identify areas of process improvement within the work scope and implement necessary changes.

Who are we looking for?

Education:

• Bachelors degree in Civil Engineering (mandatory).
• Postgraduate qualification in Construction Management from NICMAR (preferred).

Experience:

• Minimum of 15 years of experience in real estate or construction project management.
• Demonstrated experience in executing projects with budgets of 200-300 crore.
• Proven ability to lead a team of 20–25 individuals directly.

Skills & Competencies:

Functional Skills:

• Comprehensive understanding of design aspects, including architectural, structural, and MEP drawings.
• Expertise in developing and managing contracting strategies and package awards.
• Proficiency in cost and billing management.
• Strong technical knowledge of structural engineering and on-site services.
• Emphasis on quality control while balancing progress and safety compliance.

Behavioral Skills:

• Strong team leadership and management abilities.
• Proficient in stakeholder management.
• Ability to prioritize tasks and multitask effectively.

Key Performance Indicators (KPIs):

• Timely execution of projects within the approved budget and quality standards.
• Effective management of contractors, vendors, and internal teams.
• Maintenance of high safety and regulatory compliance standards.
• Successful snagging and handover processes.
