Senior Land Acquisition Officer:

This is a core field-based land acquisition role, not a desk or legal advisory position.
The role involves extensive on-ground work, site visits, land record verification at government offices, coordination with landowners and intermediaries, and continuous follow-ups with land-revenue authorities. This role demands ground-level execution, persistence, and strong local land-revenue understanding.

Role and Responsibilities: -

• Conduct physical land searches, site visits, and on-ground inspections for potential acquisition opportunities.
• Verify land boundaries, measurements, depth, shape, and access through actual site measurement and survey reference points.
• Examine CS, RS, and LR records by personally visiting BL&LRO / SDL&LRO offices.
• Scrutinize historical land records, khatians, porchas, deeds, and prior transactions to establish clear title.
• Prepare and validate Index I & Index II, mouza maps, site plans, and master plans.
• Carry out end-to-end due diligence for residential and commercial land parcels.
• Coordinate with landowners, local intermediaries, brokers, and villagers for negotiations and documentation.
• Negotiate land prices, terms, and acquisition conditions in the company’s interest.
• Assist in structuring land deals to minimize legal and title risks (in coordination with internal legal team).
• Track and follow up for mutation, conversion, and land classification changes with BL&LRO offices.
• Liaise regularly with Registrars, BL&LRO, SDL&LRO, DL&LRO, and Land Reforms offices.
• Prepare title reports (CS → RS → LR) and field-verified land status reports.
• Support approvals, clearances, and compliance required from West Bengal Government authorities.
• Prepare basic maps, land reports, and field findings for internal decision-making.

Required Experience & Skills

• Minimum 7+ years of field experience in land acquisition / land records / revenue work.
• Thorough working knowledge of:
• CS, RS, LR Khatians & Porchas
• Mutation & conversion process (BL&LRO)
• Deeds, Power of Attorney, Exchange Deeds, Sale Deeds
• Ability to draft deed write-ups and title reports (practical, not legal advisory).
• Strong familiarity with local land offices, registrars, and revenue officials.
• Ability to read and interpret site plans, mouza maps, and survey documents.
• Excellent negotiation, communication, and follow-up skills.
• High willingness for daily field movement and travel.
• Must know two wheeler driving with a valid license.

• BMC Mutation / Land Assessment Department
• Real estate land acquisition field departments
• Candidates with practical, on-ground land acquisition exposure, not theoretical or purely legal backgrounds.

Other Criteria

• Age: 35 – 60 years
• Location Preference: Candidates residing within 45 minutes to 1 hour from Sector V, Salt Lake
• Salary: ₹35,000 – ₹40,000 per month (commensurate with experience)
• GIS / mapping software knowledge is an added advantage.
