Position Overview

Key Responsibilities

Project Cost Management

  • Track, analyze, and reconcile all project-related costs including land acquisition, construction, infrastructure, legal, and marketing expenses.
  • Maintain detailed cost ledgers and ensure correct allocation of direct and indirect costs to respective projects.
  • Bifurcate common costs (e.g., site overheads, administrative overhead, shared utilities, and general site expenses) appropriately across multiple projects based on rational allocation bases such as project size, man hours, or cost drivers or any other logic as agreed with management.
  • Monitor capitalizable costs versus expensed costs in compliance with accounting standards and tax regulations.

Margin Analysis

  • Conduct comprehensive margin analysis at project and company levels, calculating gross profit margins and net profit margins to assess project profitability.
  • Analyze cost variances and their impact on margins, providing actionable insights to improve cost efficiency and pricing strategies.
  • Support break-even and sensitivity analyses to evaluate minimum sales requirements and project risk under varying scenarios.

Budgeting & Forecasting

  • Assist in preparing and updating project budgets and forecasts, incorporating both fixed and variable costs.
  • Support financial modeling for new and ongoing development opportunities.

Reporting & Analysis

  • Prepare monthly, quarterly, and ad hoc cost and margin reports for management, highlighting budget-to-actual variances and project profitability metrics.
  • Conduct variance analysis and provide insights to improve cost control and operational efficiency.
  • Provide detailed analysis of direct and indirect costs, including financing and interest capitalization during construction phases.

Compliance & Controls

  • Ensure adherence to internal controls, accounting standards, and regulatory requirements related to real estate project costs.

Collaboration

  • Coordinate with project managers, development partners, contractors, finance team, and other cross-functional teams to ensure timely and accurate cost information.
  • Participate in regular construction and development meetings, providing financial updates and insights.
  • Any special projects as directed by Group Finance Controller and Finance Controller.

Education & Experience

  • Mandatory:

    Chartered Accountant (CA) and/or Certified Management Accountant (CMA)
  • Bachelors degree in Commerce, Accounting, Finance, or related field.
  • Minimum 10 years of experience in cost accounting, preferably in real estate, construction, or project-based industries.

This role is critical for ensuring precise cost accounting and margin analysis in real estate and plotted land development projects. By effectively allocating common costs and analyzing margins, the Senior Cost Accountant supports financial control, project profitability, and informed strategic decisions that drive business success.
