Property Manager

Key Responsibilities:

Operations & Maintenance:

  • Oversee and manage all technical services (MEP Mechanical, Electrical, Plumbing, HVAC systems).
  • Ensure preventive and corrective maintenance schedules are followed.
  • Supervise in-house and outsourced staff/vendors to ensure quality and timely services.
  • Monitor AMCs, warranty schedules, and asset management.

Vendor & Staff Management:

  • Manage housekeeping, security, landscaping, and maintenance vendors.
  • Conduct regular audits and performance evaluations of all outsourced services.
  • Ensure compliance with SLAs (Service Level Agreements).

Resident Relations:

  • Act as the point of contact for residents’ grievances and service requests.
  • Maintain a high level of customer service and satisfaction.
  • Conduct regular resident meetings and feedback sessions.

Technical & Compliance:

  • Ensure all equipment and systems are compliant with local regulations and statutory norms (fire safety, DG sets, lifts, etc.).
  • Coordinate with government agencies for approvals, licenses, and inspections.
  • Maintain proper documentation and records of all compliance-related activities.

Financial & Administrative:

  • Assist in preparing budgets, managing expenses, and monitoring service charge collections.
  • Prepare MIS reports and dashboards for management.
  • Maintain property records, AMC contracts, vendor agreements, and audit reports.

Qualifications & Skills:

  • Education:

    Diploma / B.E. / B.Tech in Electrical / Mechanical / Civil Engineering or similar technical discipline.
  • Experience:

    4–10 years of experience in residential facility/property management with a technical background.
  • Strong knowledge of residential systems – STP, WTP, DG sets, fire systems, lifts, HVAC, etc.
  • Good understanding of vendor management, budgeting, and soft services.
  • Excellent communication and problem-solving skills.
  • Proficiency in MS Office and facility management software (e.g., CAFM, ERP systems).
  • Knowledge of local municipal and safety regulations.
