Job Description

You will be responsible for ensuring that all technical services are operational during your shift. This includes managing the engineering team, supporting the Property Manager / Assistant Property Manager, and coordinating technical issues with clients and occupants. Your key responsibilities will include: - Managing and maintaining electromechanical / utilities services on site with the help of the technician team. - Planning and implementing planned preventive maintenance (PPM). - Conducting regular inspections on site to identify risk or defect areas. - Reviewing the work of subordinate staff and providing guidance when necessary. - Ensuring proper documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a tracker. - Hiring, training, and developing shift engineers and maintenance staff. - Developing suitable budgeting controls and monitoring SLAs & KPIs for JLL and outsourced agencies. - Maintaining service level agreements and ensuring performance indicator scores are excellent. - Overseeing vendor quotations and invoices. - Ensuring proper signoffs for attendance and details for cost sheet submission. - Submitting client-approved cost sheets to the JLL office and following up for invoices. - Scheduling monthly vendor meetings to discuss daily matters and implementing corrective actions. - Planning and implementing energy conservation measures. - Preparing monthly readings sheets with occupants and ensuring proper maintenance of check-sheets and logbooks. - Maintaining history cards for all equipment. - Handling major complaints, escalating to seniors when necessary, and coordinating with technical staff. - Ensuring work permits are in place and safe working practices/procedures are followed. - Assisting in conducting risk assessments and mitigation efforts, as well as root cause analysis in case of system failures. - Creating corrective, preventive, and emergency response action plans. - Participating in evacuation drills and being part of the Emergency Response Team. - Maintaining engineering and other reports such as DMR and MMR. - Collaborating with regional and head office teams to ensure closure of all required reports. - Facilitating services under the slogan "No Safety No Work.",
