Job Description

Manager - Property

Roles and Responsibilities

  • Operations & Maintenance:

  • Inspect and monitor the functions of all building and township facilities, including

    HVAC, lifts, fire services, plumbing, water supply, and electrical systems

    .
  • Immediately report any major or minor breakdowns that could impact business operations.
  • Implement and monitor a process for liaising with contractors to resolve any malfunctions.
  • Ensure all equipment is in good working order and that a proper cleaning process is followed.
  • Vendor & Budget Management:

  • Liaise with contractors, collect quotations, and prepare detailed quotation analyses.
  • Compare, evaluate, and recommend vendors for service contracts.
  • Manage monthly vendor meetings to agree on supplier evaluations and future plans.
  • Formulate, implement, and monitor the procurement process and inventory control to maintain supplies at pre-approved levels.
  • Prepare and manage the annual budget, ensuring proper cost control.
  • Compliance & Safety:

  • Ensure statutory compliance with

    ESIC/PF/Labor laws

    by all vendors.
  • Maintain a safe and hygienic working environment and conduct risk assessments of all activities.
  • Keep the accident log up to date and report EH&S statistics and incidents in the monthly report.
  • Coordinate with client representatives to get Planned Preventive Maintenance (PPM) schedules approved and implemented.
  • Reporting & Administration:

  • Ensure the submission of

    daily, weekly, and monthly reports

    to the client and internal teams on time.
  • Maintain and implement systems and procedures.
  • Coordinate with

    HR for hiring

    and manage leave planning and approval for the team.
  • Ensure attendance records are sent to the head office on time.
  • Liaison & Public Relations:

  • Manage public relations, including liaison with all local

    statutory bodies and telecommunication agencies

    .
  • Ensure property tax payments are made on time.

Skills

  • Strong written and oral communication skills.
  • High attention to detail and the ability to operate in a fast-paced environment.
  • Good

    administration and technical knowledge

  • Excellent leadership and team motivation skills.
  • Experience in the property industry is advantageous.

Qualifications

  • A

    Diploma / BE / B.Tech

    in Electrical, Electronics & Communication, or Mechanical engineering.
