Job Description

Coordination and relationship management with architects and consultants

  • Obtain project details from the marketing team / management and brief the architects and consultants as per the details and requirements
  • Lead end-to-end architectural design coordination with consultant teams (Architectural, Structural, MEP, Landscape, Faade, Interior).
  • Oversee design development, statutory drawings, and documentation for KMC, Fire, Airport Authority, Environment, and PCB approvals.
  • Monitor the work in progress to ensure that the design is in accordance with the briefing
  • Ensure that all relevant regulatory requirements are met
  • Maintain effective coordination with architects and consultants and update them on any changes or decisions
  • Ensure that inputs of all service consultants and liaison architect are incorporated in the design
  • Monitor and review performance of architects and consultants basis the initial expectation setting and term of agreement
  • Ensure that all relevant approvals are obtained in coordination with liaison
  • Certify the bills of architects and consultants
  • Ensure that the payments to architects and consultants are made in a timely manner

Making the designs available to relevant parties at different stages of the project

  • Provide the design drawings to project management for budget preparation
  • Provide relevant drawings to contracts team for floating tenders
  • Provide working drawings from all architects and service consultants to project management in the construction stage

Alignment of the design specifications, material etc. with budget and finalized product mix

  • Support project management in budget preparation through inputs on alternatives in situations such as changes required in design or cost control
  • Participate in value engineering exercises to optimize design, materials, and cost.

Sustainability & Compliance:

  • Coordinate with the Green Building/IGBC consultants for sustainable design features.

Work on area statements and preparation of reports

  • Ensure that the design is optimized in terms of saleable area
  • Calculate the saleable area and communicate the same to project management
  • Prepare and verify marketing, RERA, and saleable areas for project documentation.
  • Prepare periodic reports, presentations, and design summaries for management review.

Legal and Liasoning Support:

  • Ensure adherence to building byelaws, FAR norms, and updated statutory regulations.
  • Develop DAG and registry drawings as per legal and liaising requirements.
  • Coordinate with legal and liaising teams for sanction and post-sanction drawings.

Execution and Implementation of design

  • Obtain approval from management on material /specifications
  • Visit project site on a regular basis for resolution of any design related issues
  • Ensure that the project construction proceeds as per the working drawings provided
  • Identify hurdles related to design in execution stage and coordinate for revision of drawings if required
  • Coordinate with execution team on a regular basis for issues, follow-ups and establishing common understanding
  • Identify and recommend finishing material and shortlist basis architect inputs
  • Ensure that the design, interior, materials and budget for the mock up flat are ready on time

Skills & Attributes:

  • Architectural Expertise:

A strong understanding of architectural principles, design, construction methods, and materials.

  • Technical Proficiency:

Proficiency in architectural software, including CAD and 3D modeling tools.

  • Creativity & Vision:

The ability to translate ideas into innovative and functional architectural expressions.

  • Communication:

Excellent skills to effectively communicate with clients, engineers, and other team members.

  • Problem-Solving:

Strong analytical and problem-solving skills to address design challenges that arise.

  • Attention to Detail:

Meticulousness in creating plans, ensuring accuracy and compliance with all requirements.

  • Education & Licensing:

Typically requires a Bachelor's degree in architecture and may involve obtaining professional licenses.

  • Experience:

6-10 years of Experience in urban development design from real estate industry.
