We are seeking a highly skilled and experienced Legal Manager with a strong background in real estate and property laws to join our team. The ideal candidate will be responsible for providing legal counsel and support on all matters related to real estate transactions, property development, and regulatory compliance. This role requires a deep understanding of property laws, excellent negotiation skills, and the ability to manage complex legal issues.
Real Estate Transactions:
- Draft, review, and negotiate various real estate agreements, including purchase agreements, lease agreements, joint venture agreements, and development agreements.
- Conduct due diligence on property titles, encumbrances, and legal risks.
- Manage the legal aspects of property acquisitions, sales, and transfers.
- Ensure compliance with all applicable real estate laws and regulations.
Property Development and Regulatory Compliance:
- Advise on zoning regulations, land use restrictions, and building codes.
- Obtain necessary permits and approvals for property development projects.
- Ensure compliance with environmental regulations and other relevant laws.
- Handle legal issues related to construction contracts and disputes.
Litigation and Dispute Resolution:
- Manage and oversee real estate litigation, including disputes related to property ownership, easements, and boundary issues.
- Represent the company in negotiations and mediations to resolve legal disputes.
- Instruct and manage external counsel as needed.
Legal Advisory and Risk Management:
- Provide legal advice to internal stakeholders on all matters related to real estate and property law.
- Identify and assess legal risks associated with real estate transactions and development projects.
- Develop and implement legal policies and procedures to mitigate risks.
- Stay up-to-date on changes in real estate laws and regulations.
Documentation and Record Keeping:
- Maintain accurate and organized legal records and documentation.
- Prepare and file legal documents with relevant government agencies.
- Ensure compliance with document retention policies.
Liaison and Coordination:
- Coordinate with external legal counsel, government agencies, and other stakeholders.
- Represent the company in meetings and negotiations with external parties.
Qualifications:
- Bachelor's degree in Law (LLB) from a recognized university.
- 5 years of experience as a Legal Manager or similar role, with a focus on real estate and property law.
- Strong knowledge of real estate laws, regulations, and practices.
- Proven experience in drafting and negotiating complex real estate agreements.
- Excellent analytical, problem-solving, and negotiation skills.
- Strong communication and interpersonal skills.
- Ability to work independently and as part of a team.
