Role Overview:
The Site Sales Head will lead all sales activities for the Sobha Aranya project, ensuring achievement of sales targets, maximizing revenue, maintaining strong customer satisfaction, and managing the sales team effectively. This role requires strategic planning, operational execution, stakeholder coordination and strong leadership to deliver the project’s sales goals.
Key Responsibilities:
Sales Strategy & Target Achievement
- Formulate and implement sales strategies specific to Sobha Aranya to achieve monthly / quarterly / annual flat/unit booking, revenue, and collection targets.
- Conduct market research, competitor analysis, understanding demand trends to adjust strategy.
- Set clear KPIs for sales volume, walk-ins, conversions, revenues, collections.
Team Leadership & Management
- Build, manage, mentor and motivate a high performing on-site sales team (sales executives, site managers etc.).
- Allocate targets to team members, monitor daily/weekly performance, and drive accountability.
- Provide ongoing training & development (product knowledge, negotiation, customer handling etc.).
Lead Generation & Conversion
- Oversee lead generation — through marketing, channel partners / brokers, referrals, walk-ins etc.
- Ensure prompt follow up of leads, site visits, pricing / negotiation and closure.
- Monitor sales funnel metrics, optimize conversion rates.
Customer Relationship & After-Sales
- Ensure excellent customer experience from first interaction to post-sale services.
- Handle escalations, customer queries or complaints in coordination with legal, finance, projects teams.
- Ensure proper documentation, agreement execution, RERA compliance, handover process etc.
Financial / Revenue Oversight
- Oversee collections and cash flows related to unit bookings.
- Monitor payment schedules, ensure timely realization.
- Participate in budgeting for site sales operations, commissions, discounts, incentives etc.
Coordination with Stakeholders
- Work closely with Marketing to plan project promotions, campaigns, property launches, events etc.
- Liaise with construction / operations / finance / legal teams to ensure project delivery timelines, site readiness, handover, compliance, permits etc.
- Align with senior management on progress, challenges, risks & mitigation.
Reporting & MIS
- Prepare regular reports (daily, weekly, monthly) on sales performance (bookings, collections, pipeline) and share with senior leadership.
- Analyze performance: what’s working, what’s not, recommend adjustments.
- Maintain accurate sales dashboards, CRM updating, lead-tracking.
Brand & Site Representation
- Maintain site and sales office standards in line with company brand image.
- Ensure good customer site experience (site visits, facilities, presentation).
- Undertake local market outreach / networking (brokers, channel partners etc.)
Compliance & Process Improvement
- Ensure all activities are compliant with RERA, company policy, statutory regulations.
- Identify inefficiencies / bottlenecks in sales process, implement improvements.
- Manage risk for pricing / discounting / contractual issues.
