• Co-ordinate & Ensure for effective and smooth Fitout processes.Oversee fitouts in flat, highlight proactively any violations observed. Assess flats for release of fitout / building protection security deposits.
• Attend all leakge seepage compalints of flat and common area and co orindates with projects team till it is resolved. Prepare Visit Report .Email to Customers after visiting flat with findings and actions .
• Snagging & Desnagging of flats for getting them ready for possession through Projects team.
• Contribute in handovers of assets , amenities , utilities and common area to Society.
• Maintain all utility consumption records inclduing Ringwell / Borewell consumpitons and all vendor servicing records .
• Track the AMC/Warranty/Defect Liability Period- HVAC, CCTV , Access control system , Plumbing systems and other miscellanouscontract. Attend all maintenance calls, etc. And follow up with the vendors for servicing as per their AMC/DLP contract
• Coordinate with Scoiety for all building fire/life safety drills during handover to the Society
• Invites quotes for repairs and maintenance from vendors , prepares comparatives and forward to reporting Manager for necessary approvals .
• Co -ordinates with Possession team , Customer and Project team for all the post possession points and keep Customer updated on all issues on email till its closure.
• Any other works as assigned by the Reporting Manager
