Job Summary
The Facilities Manager Technical is responsible for overseeing all engineering and technical operations within a facility, ensuring optimal performance, safety, and compliance of building systems. This includes managing HVAC, electrical, plumbing, fire safety, BMS, and other critical infrastructure. The role involves supervising maintenance teams and service providers, implementing preventive and corrective maintenance programs, and ensuring minimal downtime of assets. The Facilities Manager Technical also works closely with clients and stakeholders to deliver cost-efficient, sustainable, and high-quality facility operations while driving continuous improvement and energy efficiency initiatives.
Job Responsibilities
- Oversee operation and maintenance of all critical building systems including HVAC, electrical, plumbing, fire safety, DG sets, lifts, water treatment plants, and BMS.
- Implement and monitor preventive, predictive, and corrective maintenance programs to ensure optimal performance and uptime.
- Troubleshoot technical issues and ensure timely resolution to minimize service disruption.
- Supervise technical staff, engineers, and outsourced service providers.
- Prepare duty rosters, allocate tasks, and ensure adherence to standard operating procedures (SOPs).
- Monitor vendor performance against SLAs and KPIs, and coordinate contract renewals or escalations when required.
- Monitor and optimize energy and water consumption through sustainable practices.
- Implement energy conservation measures (ECMs) and efficiency improvement projects.
- Track utility usage and report on energy-saving initiatives.
- Act as the primary technical contact for clients, tenants, and internal stakeholders.
- Provide regular updates on asset performance, maintenance schedules, and technical issues.
- Support client in audits, reviews, and strategic planning of technical operations.
- Prepare and manage budgets for technical services, including maintenance, utilities, and capital expenditures.
- Track costs, identify savings opportunities, and ensure adherence to approved budgets.
- Assist in lifecycle planning of assets and capital replacement forecasting.
- Oversee small fit-out projects, refurbishments, and upgrades of technical systems.
- Recommend improvements in technology, automation, and sustainability practices.
- Ensure smooth handover of systems post-project completion with updated documentation.
- Prepare daily/weekly/monthly reports on technical operations, incidents, energy usage, and SLA/KPI performance.
- Maintain asset registers, technical manuals, AMC schedules, and maintenance records.
- Present operational insights and recommendations to clients and senior management.
Qualifications
- 712 years of experience in facility/technical services management, preferably in corporate offices, industrial parks, or large campuses.
- Proven experience managing HVAC, electrical, plumbing, DG sets, lifts, fire safety systems, and BMS.
- Hands-on exposure to vendor management, AMC coordination, and SLA/KPI-based performance management.
- Experience in handling energy management, sustainability initiatives, and asset lifecycle planning.
- Strong technical knowledge of building engineering systems and maintenance best practices.
- Good understanding of local statutory requirements, compliance, and safety regulations.
- Proficiency in CAFM/CMMS systems, BMS monitoring, and MS Office tools.
- Strong leadership, people management, and vendor negotiation skills.
- Analytical ability for budgeting, cost control, and lifecycle planning.
- Excellent communication skills for clients and stakeholder engagement.
