Role & responsibilities
The Engineering Manager will be responsible for the overall operation, maintenance, and management of mall infrastructure assets. This role involves leading engineering teams, coordinating with third-party facility management agencies, ensuring statutory compliance, managing utilities and energy systems, and supporting retailer fit-out activities. The position requires strong technical expertise, leadership capability, and experience in large commercial or mall environments.
Key Responsibilities
Infrastructure & Asset Management
- Oversee and maintain all mall infrastructure assets including
Transformers, DG sets, Chiller Plants, AHUs, Electrical Panels, Lifts, Escalators, HT substations, and kiosks
. - Supervise third-party facility management agencies and ensure closure of daily maintenance activities and snag lists.
- Prepare and implement an annual
asset management calendar
, including AMC renewals and preventive maintenance schedules. - Ensure all preventive and breakdown maintenance activities are executed as per approved SOPs.
Team Leadership & Resource Management
- Lead and supervise a workforce of approximately
50+ technical staff
, including electricians, plumbers, HVAC technicians, carpenters, masons, welders, MSTs, shift engineers, and AFMs. - Provide technical guidance, training, and performance monitoring of in-house teams and vendor resources.
- Ensure proper reporting structure and discipline across shifts.
Utility Management & Billing
- Manage
HT/LT electrical systems
, including substations and distribution networks. - Ensure accurate utility billing (Electricity, HVAC, Water) to retailers through
HLP or equivalent systems
. - Address and resolve retailer queries related to utility consumption and billing discrepancies.
- Coordinate with
MSEDCL
for billing issues, load enhancements, new connections, multiparty meters, and DTC connections.
Energy Management & Sustainability
- Manage and operate
Open Access power arrangements and Solar Power Plants
. - Oversee planning, execution, and commissioning of solar plant infrastructure and related energy systems.
- Monitor energy consumption, optimize usage, and identify cost-saving opportunities.
Fit-Out & Project Coordination
- Coordinate MEP support for retailer fit-outs and ensure works are executed strictly as per approved drawings and mall guidelines.
- Review MEP drawings, supervise execution, and ensure compliance during fit-out and renovation activities.
Compliance, Safety & Documentation
- Ensure statutory compliance related to electrical safety, fire systems, lifts, escalators, and other regulated assets.
- Maintain and update all compliance documentation, test reports, licenses, and approvals required for mall operations.
- Enforce health, safety, and environmental policies across all engineering activities.
Vendor & Cost Management
- Manage vendor contracts, rate analysis, and bill certification.
- Prepare maintenance budgets and optimize costs without compromising quality and safety.
- Coordinate procurement of materials, spares, and services in line with operational requirements.
Inspections & Troubleshooting
- Conduct regular inspections of facilities, equipment, and systems.
- Diagnose, troubleshoot, and resolve complex technical issues and equipment failures efficiently.

Qualifications
- Bachelors or master’s degree in electrical engineering (Mechanical Engineering or equivalent relevant discipline may also be considered based on experience).
- Minimum
7-10 years of relevant experience
in mall, commercial complex, or large infrastructure facility management. - Proven experience in managing large engineering teams and complex infrastructure assets.
