Role Overview

The Electrical Maintenance Manager will be responsible for ensuring safe, reliable and costeffective operation of all electrical systems across Colive properties, including preventive and breakdown maintenance, vendor coordination and statutory liaisoning with DISCOM, electrical inspectorate and other authorities.

Key Responsibilities

  • Plan, schedule and supervise preventive and corrective maintenance of all electrical systems (LT/HT panels, DG sets, transformers, UPS, elevators power, common area lighting, fire pumps, STP/ WTP panels, etc.).
  • Lead and manage the onsite electrical maintenance team and external vendors; allocate work, monitor execution quality and ensure adherence to SLAs and safety standards.
  • Act as the primary liaison with government bodies, DISCOMs, electrical inspectorate, fire department and other statutory authorities for approvals, inspections, compliances and resolving site issues.
  • Coordinate with Projects, Operations and Property Management teams for shutdown planning, new connections, load enhancement, and commissioning of new assets.
  • Ensure 100% compliance to applicable electrical codes, safety regulations and company policies; conduct regular audits, risk assessments and safety toolbox talks.
  • Maintain documentation: single line diagrams, test reports, energy bills, statutory certificates, AMCs, asset registers and maintenance logs for all properties.
  • Monitor energy consumption, identify abnormalities, and drive energysaving initiatives across Colive portfolio.
  • Manage breakdown responses and emergency calls, ensuring minimum downtime and quick restoration of power.
  • Prepare and control maintenance budgets, AMCs and capex proposals; track costs vs budget and optimize spend.
  • Evaluate, onboard and manage electrical vendors/contractors; ensure quality, safety and commercial compliance.

Required Qualifications

  • Diploma / B.E. / B.Tech in Electrical Engineering from a recognized institute.
  • 8–12 years of experience in electrical maintenance of multisite residential / commercial / hospitality / coliving or similar facilities, with at least 3–5 years in a managerial role.
  • Proven experience in liaisoning with DISCOMs, electrical inspectorate, fire department and local civic authorities for approvals, inspections and compliance.
  • Strong knowledge of HT/LT systems, DG sets, transformers, protection systems, BMS, fire & life safety systems and relevant IS/IEC standards.

Skills and Competencies

  • Excellent troubleshooting and diagnostics skills for electrical systems and panels.
  • Strong understanding of safety practices, lockout/tagout, and statutory compliance requirements.
  • Vendor and contractor management, negotiation and coordination skills.
  • Good communication and liaisoning skills to deal with authorities, landlords, RWAs and internal stakeholders.
  • Proficiency in maintenance documentation, MS Office and basic CMMS / ticketing tools.
  • Ability to handle multisite responsibilities, travel to properties and manage work under time pressure.
