Job Purpose:

To independently manage end-to-end billing operations for mall tenants, including rent, CAM, utilities, and other charges, ensuring accurate invoicing, timely collections, and proper reconciliation in compliance with internal policies and statutory regulations.

Key Responsibilities:

Tenant Billing & Invoicing

  • Prepare and issue monthly invoices for rent, CAM, utilities, parking, promotional charges, etc., as per lease agreements.
  • Handle variable billing components such as revenue share and consumption-based charges.
  • Maintain tenant-wise billing trackers and ensure timely issuance of debit/credit notes.

Receivables Management & Collections

  • Monitor receivables and follow up with tenants for timely payment of dues.
  • Share outstanding reports with management and coordinate for recovery from defaulting tenants.
  • Manage escalations in coordination with leasing/legal departments.

Ledger Reconciliation & Adjustments

  • Regular reconciliation of tenant accounts including receipts, adjustments, and disputes.
  • Ensure correct accounting entries in the system and resolution of discrepancies.

GST, TDS & Statutory Compliance

  • Ensure correct application of GST, TDS and other statutory levies in billing.
  • Coordinate with internal tax teams for filing, reconciliation, and issuing certificates.
  • Ensure compliance with audit requirements and support in statutory/internal audits.

MIS & Reporting

  • Generate and circulate monthly MIS reports: billing summary, ageing report, collection status, and variance analysis.
  • Present monthly dashboards to Finance Head / Mall Management.

Coordination & Process Improvement

  • Liaise with leasing, legal, operations, and project teams for seamless billing flow.
  • Assist in onboarding new tenants and offboarding during exits.
  • Recommend and implement improvements in billing accuracy, automation, and process controls.

Qualifications & Experience:

  • Education:

    B.Com / M.Com / MBA in Finance
  • Experience:

    5–8 years of experience in mall or commercial property billing
  • Technical Skills:

    • Proficiency in MS Excel and ERP systems (Tally, SAP, Yardi, etc.)
    • Knowledge of GST, TDS, and revenue share billing
  • Soft Skills:

    • Strong communication and coordination skills
    • Eye for detail and accuracy
    • Ability to work under tight timelines and independently

Preferred Industry Experience:

  • Retail malls, commercial real estate, property management, or retail leasing environments.
