Job Summary:

Commercial Lead

Key Responsibilities:

1. Budgeting & Cost Planning

  • Prepare detailed project budgets and cost plans at various stages of the project (concept, design, execution).
  • Develop cost estimates based on drawings, BOQs, and market analysis.
  • Work closely with architects, consultants, and engineers to align budgets with technical specifications.
  • Monitor and update budgets in accordance with project progress and scope changes.

2. Contract Management

  • Drafting, reviewing, and finalizing contracts with vendors, subcontractors, and suppliers.
  • Ensure contract compliance and manage cost-related clauses (payment terms, escalations, penalties, etc.).
  • Evaluate contractual claims and variations in coordination with legal and project teams.

3. Billing & Invoicing

  • Review and verify contractor and vendor bills in alignment with work completion (RA Bills, Final Bills, etc.).
  • Ensure timely preparation and submission of client and subcontractor invoices.
  • Reconcile bills with work executed and budgets.

4. Cost Control & Reporting

  • Track actual project costs versus budgeted figures.
  • Maintain cost logs, track commitments and expenses, and report deviations.
  • Prepare MIS reports, cost-to-complete forecasts, and monthly financial statements for senior management.

5. Vendor and Procurement Coordination

  • Work with procurement to ensure cost-efficient sourcing aligned with budget.
  • Provide cost inputs for material procurement and subcontractor negotiations.

    and industry standard contract conditions (like FIDIC, CPWD).
  • Proficient in

    MS Excel

    MS Project

    costing software

    (like Candy, CCS, Primavera, etc.).
  • Good understanding of

    construction drawings

    ,

    BOQs

    , and

    project timelines

    .
  • Strong analytical and negotiation skills.
  • Excellent communication and stakeholder coordination abilities.

Qualifications & Experience:

  • Bachelors degree in

    Civil Engineering

    ,

    Quantity Surveying

    , or related field. (Masters in Construction Management / MBA in Finance Preferred)
  • 12-15 years of experience in costing and budgeting roles within the

    building construction industry

    .
  • Proven track record in handling cost planning and billing for

    hotel, commercial, and residential projects

    .

Preferred Certifications (Optional):

  • RICS / MRICS
  • PMP
  • Cost Engineering Certification (AACE, ICWAI)
