Commercial Lead (Budgeting & Procurement)- Construction nagpur 12 - 15 years INR 20.0 - 22.5 Lacs P.A. Work from Office Full Time

Job Summary: We are seeking an experienced and detail-oriented Commercial Lead to oversee the financial planning, cost control, contracting and procurement of Real Estate projects, including hotels, commercial complexes, and residential developments . The ideal candidate will be responsible for budgeting, contracting, billing, cost tracking, and financial forecasting to ensure projects are delivered on time and within budget. Key Responsibilities: 1. Budgeting & Cost Planning Prepare detailed project budgets and cost plans at various stages of the project (concept, design, execution). Develop cost estimates based on drawings, BOQs, and market analysis. Work closely with architects, consultants, and engineers to align budgets with technical specifications. Monitor and update budgets in accordance with project progress and scope changes. 2. Contract Management Drafting, reviewing, and finalizing contracts with vendors, subcontractors, and suppliers. Ensure contract compliance and manage cost-related clauses (payment terms, escalations, penalties, etc.). Evaluate contractual claims and variations in coordination with legal and project teams. 3. Billing & Invoicing Review and verify contractor and vendor bills in alignment with work completion (RA Bills, Final Bills, etc.). Ensure timely preparation and submission of client and subcontractor invoices. Reconcile bills with work executed and budgets. 4. Cost Control & Reporting Track actual project costs versus budgeted figures. Maintain cost logs, track commitments and expenses, and report deviations. Prepare MIS reports, cost-to-complete forecasts, and monthly financial statements for senior management. 5. Vendor and Procurement Coordination Work with procurement to ensure cost-efficient sourcing aligned with budget. Provide cost inputs for material procurement and subcontractor negotiations. Key Skills & Competencies: Strong knowledge of construction costing , budget control , and billing processes . Experience with commercial , residential , and hospitality (hotel) building projects. Familiarity with contracts (Lump Sum, Item Rate, EPC, etc.) and industry standard contract conditions (like FIDIC, CPWD). Proficient in MS Excel , MS Project , and costing software (like Candy, CCS, Primavera, etc.). Good understanding of construction drawings , BOQs , and project timelines . Strong analytical and negotiation skills. Excellent communication and stakeholder coordination abilities. Qualifications & Experience: Bachelors degree in Civil Engineering , Quantity Surveying , or related field. (Masters in Construction Management / MBA in Finance Preferred) 12-15 years of experience in costing and budgeting roles within the building construction industry . Proven track record in handling cost planning and billing for hotel, commercial, and residential projects . Preferred Certifications (Optional): RICS / MRICS PMP Cost Engineering Certification (AACE, ICWAI)

Role Overview The MEP Coordination Lead will oversee the integration, coordination, and execution of Mechanical, Electrical, and Plumbing (MEP) systems within projects. This role ensures that MEP designs align with architectural and structural requirements, meets client expectations, and complies with industry standards. The MEP Coordination Lead will also lead cross-functional teams to resolve conflicts and deliver high-quality systems within project timelines and budgets. Key Responsibilities MEP Coordination Leadership Lead and manage the coordination of MEP systems (mechanical, electrical, plumbing, fire protection, HVAC, etc.) throughout the project lifecycle. Ensure alignment of MEP designs with architectural and structural plans. Act as the primary point of contact for MEP-related discussions with clients, consultants, contractors, and vendors. Project Oversight Develop and manage coordination schedules to meet project milestones. Oversee the preparation and review of MEP drawings, shop drawings, and as-built documentation. Address and resolve design conflicts and discrepancies during the design and construction phases. Technical Expertise Review MEP systems for compliance with building codes, safety standards, and sustainability goals. Monitor the integration of energy-efficient systems and innovative technologies. Conduct regular site visits to ensure MEP installation aligns with approved designs. Collaboration and Communication Facilitate coordination meetings among architects, engineers, contractors, and subcontractors. Mentor and guide MEP coordination team members. Communicate technical concepts and project progress to stakeholders in a clear and concise manner. Quality Assurance and Risk Management Implement quality control measures to ensure the integrity of MEP systems. Identify potential risks or issues related to MEP systems and propose mitigation strategies. Ensure timely resolution of construction or operational challenges related to MEP systems. Qualifications Education: Bachelors or Masters degree in Mechanical, Electrical, or related Engineering discipline. Experience: 12-15 years of professional experience in MEP design, installation, and coordination. Proven track record of leading MEP teams on large-scale projects. Sound knowledge of Bye-laws, IS Codes, local norms of Maharashtra and NBC Skills: Proficiency in MEP coordination software such as AutoCAD MEP (Added advantage for Revit MEP, Navisworks, and BIM tools) Strong understanding of HVAC, electrical, plumbing, and fire protection systems. Exceptional problem-solving, organizational, and leadership skills. Ability to manage multiple projects simultaneously under tight deadlines. Certifications (preferred): LEED AP, PMP, or equivalent project management and sustainability certifications. Licensed Professional Engineer (PE) certification is a plus
