Purpose of Job
The AVP Planning Manager is responsible for managing and overseeing the planning, design, and execution of luxury high-rise residential projects within the organization. This role involves leading a team of planners, coordinating with various internal departments and external vendors, ensuring the timely and cost-effective delivery of high-end residential properties. The individual will be tasked with providing strategic direction and ensuring that planning activities align with the companys business objectives, timelines, and quality standards
Financial Aspect:
- Develop and manage detailed budgets for each project, ensuring financial targets are met and deviations are identified and addressed promptly.
- Monitor and optimize resource allocation and project costs, ensuring that each high-rise residential project is completed within budget.
- Provide regular financial reports to senior leadership, highlighting financial performance and potential risks.
Internal Process:
- Oversee the planning and coordination of all phases of luxury high-rise residential projects, from inception through to completion.
- Lead project planning activities, including site assessments, resource planning, and risk mitigation strategies.
- Ensure adherence to timelines, quality standards, and regulatory requirements.
- Implement best practices in project planning and management to improve project efficiency and minimize delays.
- Drive the continuous improvement of internal processes to enhance project outcomes.

Work closely with clients (investors, buyers, and stakeholders) to understand their requirements and expectations, ensuring that projects meet their needs in terms of quality, design, and functionality.Internal Customers:
Collaborate effectively with internal teams such as Sales, Finance, IT, and Design to ensure smooth project execution and timely resolution of issues.- Act as the primary point of contact for project updates, addressing concerns, and providing solutions to ensure stakeholder satisfaction.

Essential
- Bachelor's degree in Civil Engineering, Architecture, Urban Planning, or related field. A Masters degree is preferred.
- Project Management Certification (PMP, Prince2) or equivalent is a plus.

Essential Experience
- Minimum of 16 years of experience in planning and project management in the real estate sector, with a focus on luxury high-rise residential properties.
- Proven track record of managing complex, large-scale residential projects, preferably in the luxury segment.
- Extensive experience in project planning, budgeting, cost management, scheduling, and risk management.
- In-depth knowledge of industry regulations, construction processes, and quality standards.
- Strong leadership experience, including managing cross-functional teams and external stakeholders.
Technical / Functional
- Expertise in project management software (MS Project, Primavera, etc.).
- Proficiency in financial planning, budgeting, and cost control.
- Deep understanding of the luxury real estate market, construction practices, and urban planning.
- Knowledge of building codes, regulations, and compliance standards.
- Strong negotiation skills with the ability to manage external vendors and contractors.
- Excellent analytical and problem-solving skills.
