Job Description

Job Title: Assistant General Manager Project Planning

Department:

Key Responsibilities:

1. Project Planning & Scheduling

  • Prepare comprehensive project schedules (using Primavera/MS Project) covering design, procurement, execution, and handover stages.
  • Develop baseline programs and resource plans in coordination with project teams.
  • Establish project milestones and monitor progress against defined timelines.

2. Monitoring & Control

  • Track project progress and highlight deviations, delays, or risks with mitigation plans.
  • Conduct regular project review meetings with cross-functional teams.
  • Prepare dashboards, MIS reports, and management presentations on project status.

3. Cost & Resource Management

  • Work closely with QS, procurement, and execution teams to align schedules with budgeted costs.
  • Monitor resource utilization (manpower, material, equipment) for efficiency.
  • Support in value engineering and cost optimization initiatives.

4. Risk Management & Compliance

  • Identify potential risks and develop contingency plans.
  • Ensure compliance with statutory approvals, RERA timelines, and internal policies.
  • Coordinate with design, liaison, and contracts teams to mitigate bottlenecks.

5. Stakeholder Coordination

  • Collaborate with architects, consultants, contractors, and vendors for seamless execution.
  • Act as a bridge between on-site execution teams and senior management.
  • Provide planning inputs during tendering, contract awarding, and vendor negotiations.

Key Skills & Competencies:

  • Strong expertise in

    Primavera P6 / MS Project / ERP systems

  • Analytical skills with ability to forecast project timelines and risks.
  • Strong leadership, stakeholder management, and decision-making abilities.
  • Knowledge of construction methodologies, building codes, and real estate regulatory framework.
  • Excellent presentation and communication skills.

Qualifications & Experience:

  • B.E./B.Tech in Civil Engineering (MBA/PG in Project Management preferred).
  • 1216 years of experience in

    project planning & control

    within

    real estate/developer companies

    .
  • Experience in managing large residential, commercial, or mixed-use projects.
  • Proven track record of delivering projects within cost and time parameters.

Performance Metrics (KPIs):

  • Adherence to baseline schedules and milestones.
  • Timely identification & resolution of risks/delays.
  • Cost control vs. budgeted timelines.
  • Quality of MIS reporting and project documentation.
  • Stakeholder satisfaction (internal & external).
