Role & responsibilities

• Strategic Planning:

• Developing and implementing strategic plans for effective management of estates and properties.
• Identifying opportunities for optimizing property assets and enhancing overall portfolio value.

• Property Acquisition and Disposal:

• Leading the process of acquiring new properties, conducting due diligence, negotiations, and finalizing transactions.
• Managing the disposal of underperforming or surplus properties to maximize returns.

• Legal Compliance:

• Ensuring compliance with local and state regulations and property management.
• Supervising legal aspects of property transactions, including contracts, leases, and agreements.

• Portfolio Management:

• Supervising the overall performance and financial viability of the property portfolio.
• Implementing strategies to enhance property values, rental income, and tenant satisfaction.

• Budgeting and Financial Analysis:

• Developing and monitoring budgets for property operations, maintenance, and capital expenditures.
• Conducting financial analysis to assess the feasibility of property investments and recommend cost-effective solutions.
• Spearheading the preparation of BOQs and optimizing Opex & Capex management for efficiency.

• Tenant Relations:

• Managing relationships with tenants, addressing concerns, and ensuring a positive tenant experience.
• Supervising lease negotiations and lease administration activities.

• Maintenance and Facilities Management:

• Coordinating and supervising maintenance activities to ensure properties are well-maintained and meet quality standards.
• Implementing efficient facilities management practices to optimize operational performance.

• Risk Management:

• Identifying and mitigating potential risks related to property ownership and management.
• Implementing risk management strategies to protect the interests of the organization.

• Team Leadership:

• Leading and mentoring a team of real estate professionals, providing guidance and support.
• Fostering a collaborative and high-performance culture within the estate management team.
