Job Title: Title Examiner Location: Bangalore Work Mode: Work from Office (Mid-shift Rotation) Experience: Minimum 3+ Years Education: Any Graduate / 3-Year Diploma Holder Job Overview: We are seeking a detail-oriented and experienced Title Examiner to join our team. The ideal candidate will be responsible for conducting thorough reviews and analyses of real estate title records to ensure clear property ownership and identify any legal encumbrances. This role demands strong title research skills, knowledge of legal documentation, and a customer-centric mindset. Key Responsibilities: Perform comprehensive title searches (30-year / 60-year / Patent Search) for residential and commercial properties. Examine and interpret a wide range of property documents including deeds, liens, probates, divorce records, and AOH (Affidavit of Heirship) documents. Determine legal ownership and verify title chain continuity. Analyze various legal descriptions such as Vesting, Sectional, and Metes and Bounds. Make judgment calls on complex title matters based on supporting documents. Familiarity with title processes across Texas, Oklahoma, Louisiana, and New Mexico is preferred. Collaborate with internal teams to clarify inconsistencies and resolve title-related issues. Maintain high levels of accuracy and consistency in all title examination activities. Required Skills & Qualifications: Minimum 3+ years of experience in Full Title Search Strong understanding of Title Chaining , Legal Descriptions , and Ownership Vesting Capable of handling No Current Owner or Two-Owner Searches Proficient in reading and interpreting Probate , Divorce , and AOH documents Adept with systems and tools for document search and verification Good communication skills (Reading, Writing, and Comprehension in English) Typing speed of 30 WPM with at least 98% accuracy High attention to detail and a proactive approach to seeking clarifications Customer-service oriented with a problem-solving mindset Work Requirements: Mandatory Work from Office with mid-shift rotational schedules Willingness to adapt and ask questions when in doubt Ability to work both independently and as part of a team Role & responsibilities
