Job Title: Manager -Administration ( new Project/SIte set up)

Job Summary:

A leading automobile dealership group in Maharashtra is seeking an experienced candidate for the position of Manager-Administration(Site development/New project)

The desired candidate should have experience in developing New set up (showroom ,workshop ,office)admeasuring more than 30K sq. feet. well versed with all approvals, licenses required for new setup. liasoning with govt, semi govt, police etc. Able to complete all new setup & make it functional on or before time.

This role encompasses overseeing the entire project lifecycle, including location search, vendor negotiations, facility construction, and operational setup. The successful candidate will possess strong leadership, project management skills, and deep expertise in the automotive industry.

Key Responsibilities:

  1. Project Planning and Execution:

    • Develop and implement a comprehensive project plan covering timelines, budgets, resource allocation, and key milestones for the dealership setup.
    • Work closely with architects, contractors, and designers to ensure the new set up/Project is constructed or renovated according to the approved design and brand standards.
    • Coordinate the installation of necessary infrastructure, including IT systems, equipment, and showroom layouts.
  2. Property Search and Negotiation:

    • Identify and evaluate prime locations for the dealership in high-traffic areas of Mumbai, ensuring optimal visibility and accessibility for customers.
    • Conduct site assessments, considering factors such as zoning regulations, customer demographics, and competitor proximity.
    • Lead negotiations with property owners, real estate agents, and legal advisors to secure the best lease or purchase terms, keeping in mind long-term financial implications.
    • Ensure all legal aspects, including property title clearance and regulatory compliance, are in place before finalizing the property deal.
  3. Financial Management:

    • Develop a comprehensive budget for the dealership setup, including property acquisition, infrastructure.
    • Monitor expenses throughout the project, ensuring adherence to budget and cost-effective decision-making.
  4. Regulatory Compliance and Legal Affairs:

    • Ensure that all licenses, permits, and approvals (environmental, safety, etc.) required for new project/site set up are in place.
    • Oversee legal agreements and contracts to ensure full compliance with local laws.
    • Liasoning with govt official, police body, BMC
  5. Coordination with OEMs (Original Equipment Manufacturers):

    • Ensure the dealership meets OEM standards for audits and compliance before the official launch.
  6. Risk Management:

    • Identify and mitigate potential risks related to property acquisition, project delays, budget overruns, and regulatory issues.
    • Implement measures to minimize disruption during the project and ensure business continuity post-launch.
  7. Reporting and Communication:

    • Provide regular updates to senior management and stakeholders on project progress, including timelines, budget status, and key issues.
    • Prepare detailed project reports for review, highlighting achievements, risks, and next steps.

Qualifications:

  • Education:

    Bachelor's degree in Business Management, Real Estate, Engineering, or a related field. MBA or certifications in project management would be a plus.
  • Experience:

    Minimum 5-7 years of experience in project management, real estate negotiations, and dealership operations within the automotive industry.
  • Skills:

    • Strong project management and leadership abilities.
    • Proven experience in property search, lease/purchase negotiations, and real estate management.
    • In-depth knowledge of automotive dealership operations, including sales, service, and parts management.
    • Excellent communication, negotiation, and relationship management skills.
    • Ability to manage multiple stakeholders and work under tight deadlines.

Preferred Attributes:

  • Experience in setting up or managing an automobile dealership.
  • Knowledge of Mumbais real estate market, including experience with property acquisitions or leases in prime locations.
  • Strong network within the automotive industry and real estate sectors.
  • Proficiency in dealership management systems and relevant IT tools.
