Job Description

What this job involves: Technical Operations & Maintenance: Manage and maintain electromechanical utilities services at the site with the help of the technician team. Prepare and implement planned preventive maintenance (PPM) schedules. Conduct regular site inspections to identify risk and defect areas. Review work of subordinate staff and provide guidance when needed. Ensure the documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a dedicated tracker. Maintain history cards for all equipment. Team Leadership & Development: Be responsible for hiring, training, and development of shift engineers and maintenance staff. Budgeting & Vendor Management: Formulate suitable budgeting controls and monitor SLAs & KPIs for JLL and outsourced agencies to ensure effective service deliverance. Maintain service level agreements and keep performance indicator scores above excellence. Ensure timely renewal of agreements, submission of invoices, and follow-ups for payments. Oversee all vendor quotations and invoices. Ensure proper sign-offs for attendance and all required details for cost sheet submission. Ensure timely submission of client-approved cost sheets to JLL office and follow up for the invoice. Schedule monthly vendor meetings to discuss daily matters and ensure corrective actions are taken. Energy Conservation & Reporting: Plan and implement initiatives for energy conservation. Prepare monthly readings sheets with occupants and ensure all check-sheets and logbooks are being filled properly as per schedule. Prepare and maintain engineering and other reports like DMR (Daily Management Report) and MMR (Monthly Management Report). Complaint & Issue Resolution: Attend major complaints and escalate to seniors & coordinate with technical staff if necessary. Safety & Compliance: Ensure work permits are in place and safe working practices/procedures are followed. Assist the Property Manager/Assistant Property Manager/Technical Manager in conducting risk assessment of building operations and work towards mitigation of highlighted inherent risks. Assist in conducting root cause analysis in case of system failure and breakdowns. Create corrective, preventive, and emergency response action plans. Take part in evacuation drills and be a part of the ERT/QRT team. Facilitate services under the slogan No Safety No Work. Cross-functional Collaboration: Work closely with the regional RO HO SME/Training teams and ensure closures of all required reports. What we're looking for: Analytical and Meticulous: Your role involves coordination with various teams, requiring attention to detail and excellent problem-solving skills. You'll use logic to troubleshoot problems, and assign and monitor maintenance projects. You should possess good knowledge of working procedures. Qualifications: You will have a Degree or Diploma in Electrical/Mechanical or any equivalent discipline .
