Job Description

Role Objective:

To lead and manage the Quantity Surveying function, ensuring accurate estimation, cost planning, budgeting, and billing of projects while maintaining compliance with company standards and contractual obligations.

Key Responsibilities:

1. Cost Estimation & Budgeting

  • Prepare detailed cost estimates during pre-construction and execution stages.
  • Develop and monitor project budgets in line with approved business plans.
  • Conduct rate analysis and benchmarking for materials, labor, and subcontractor works.

2. Quantity Surveying & Measurement

  • Verify and certify contractors bills, variation claims, and reconciliation statements.
  • Conduct BOQ (Bill of Quantities) preparation and validation of drawings for quantity take-offs.
  • Ensure timely and accurate measurement of works executed on-site.

3. Tendering & Contracts

  • Assist in preparation of tender documents, floating enquiries, and bid analysis.
  • Support contracts team in negotiations and finalization of work orders/subcontracts.
  • Monitor compliance with contractual terms and conditions.

4. Billing & MIS

  • Review RA (Running Account) bills, final bills, and ensure timely certification.
  • Prepare cash flow projections and track project cost vs. budget.
  • Maintain MIS reports on cost, billing, and budget utilization for management review.

5. Cost Control & Value Engineering

  • Identify areas for cost optimization without compromising quality.
  • Implement cost control measures across the project lifecycle.
  • Conduct value engineering exercises in collaboration with design, planning, and execution teams.

6. Team Management & Coordination

  • Lead and mentor a team of QS engineers.
  • Coordinate with Planning, Procurement, Design, Contracts, and Execution teams for smooth workflow.
  • Act as a commercial advisor to project teams on QS and cost matters.

Key Skills & Competencies:

  • Strong knowledge of QS practices, costing, budgeting, and contracts management.
  • Excellent analytical, negotiation, and vendor management skills.
  • Proficiency in MS Excel, MS Project/Primavera, and QS-related software (Candy/CostX, etc.).
  • Good communication and leadership abilities.

Qualification & Experience:

  • B.E./B.Tech (Civil Engineering) or Diploma in Civil with additional QS specialization.
  • 1015 years of experience in QS, Billing, and Costing within the Real Estate/Construction industry.
  • Proven track record of handling large residential/commercial real estate projects.
