Job Description

Roles and Responsibilities

Research & Analysis

  • Conduct comprehensive market research on commercial real estate ownership opportunities in Bangalore
  • Analyze current rental space in Marathalli and operational requirements for transition planning
  • Compare purchase options for 5,000 sq ft commercial spaces in prime business districts vs. current location benefits
  • Research and identify suitable land parcels (few acres) for mixed-use development as an ownership alternative
  • Evaluate potential development sites considering zoning, accessibility, infrastructure, and growth potential
  • Assess zoning regulations, building codes, and compliance requirements for ownership transitions
  • Perform cost-benefit analysis comparing continued rental vs. ownership options (purchase vs. land acquisition + development)
  • Research and compile databases of reputable builders, developers, construction companies, and architects
  • Analyze financing options for commercial property acquisition, land purchase, and development projects

Property Identification & Evaluation

  • Identify and shortlist optimal locations for commercial office space ownership
  • Evaluate benefits of current Marathalli location vs. alternative areas for ownership opportunities
  • Conduct site visits and property assessments for purchase-ready commercial spaces
  • Land Acquisition Research

    : Identify and evaluate potential land parcels (few acres) suitable for mixed-use development
  • Assess land availability, pricing, and development potential in strategic locations across Bangalore
  • Conduct due diligence on land titles, ownership history, and legal clearances
  • Evaluate soil conditions, topography, and environmental factors for construction suitability
  • Negotiate purchase terms with property owners, land developers, and commercial real estate agents
  • Evaluate infrastructure, connectivity, and accessibility factors comparing to current operations
  • Assess proximity to business hubs, transportation, and amenities relative to current Marathalli base
  • Analyze property appreciation potential and long-term investment value for both ready spaces and land development

Development Project Management (Plan B - Mixed-Use Development)

  • Land Acquisition Management

    : Coordinate the complete land purchase process including legal documentation, title verification, and registration
  • Manage relationships with land brokers, legal advisors, and registration authorities
  • Conduct comprehensive feasibility studies for mixed-use development on acquired land
  • Create detailed project plans for mixed-use development including: 
  • Commercial office space
  • Employee residential units
  • Leadership team residences
  • Common areas and amenities
  • Coordinate with architects for master planning, design, and detailed architectural plans
  • Manage relationships with civil engineers, structural engineers, contractors, and regulatory authorities
  • Oversee all permit acquisition and regulatory approvals from land conversion to construction permits
  • Monitor project timelines, budgets, and quality standards throughout the development cycle
  • Ensure compliance with local building codes, environmental regulations, and RERA requirements
  • Manage utility connections (water, electricity, sewage) and infrastructure development
  • Coordinate landscaping, security systems, and facility management setup

Transition Planning & Management

  • Develop comprehensive transition strategy from current Marathalli rental space to owned property
  • Create timeline for seamless business operations during the move
  • Coordinate lease termination procedures for current rental property
  • Plan temporary arrangements if needed during development/renovation phases
  • Manage logistics for office relocation including IT infrastructure, furniture, and equipment
  • Minimize business disruption during the ownership transition process

Stakeholder Management

  • Liaise with government officials and regulatory bodies
  • Coordinate with legal teams for documentation and compliance
  • Manage relationships with financial institutions for project funding
  • Communicate project progress to company leadership
  • Negotiate contracts with vendors, contractors, and service providers

Required Qualifications

Education

  • Bachelor's degree in Real Estate, Civil Engineering, Architecture, Urban Planning, or related field
  • Master's degree in Real Estate Development or Business Administration preferred

Experience

  • Minimum 5-7 years of experience in real estate development, commercial leasing, or construction project management
  • Proven track record in Bangalore/Karnataka real estate market
  • Experience with land acquisition processes, title verification, and legal documentation

  • Experience with mixed-use development projects preferred
  • Background in coordinating with builders, developers, and construction companies
  • Knowledge of land conversion processes and agricultural to commercial land development
