We are seeking an experienced and detail-oriented Quantity Surveyor to join our team, focusing on villa development and residential civil works. The ideal candidate will manage cost estimation, contract administration, value engineering, and cost control throughout the project lifecycle. This role involves close coordination with engineers, architects, contractors, vendors, and procurement teams to ensure projects are delivered on time, within budget, and with quality.

Key Responsibilities:

• Prepare detailed cost estimates, Bills of Quantities (BOQ), rate analysis, and budget forecasts for civil works (foundation, structure, finishing, external works, etc.).
• Conduct feasibility studies and cost planning during the pre-tender phase.
• Evaluate supplier and subcontractor quotations, negotiate and finalize contracts.
• Review and extract quantities from drawings/plans (AutoCAD or equivalent) and ensure specification accuracy.
• Monitor and control project costs, tracking variances between estimates and actuals.
• Manage change orders, variations, and claims; update BOQs and budgets accordingly.
• Reconcile material usage vs estimates, and verify supplier invoices and subcontractor bills.
• Ensure all works comply with contract terms, quality standards, and safety regulations.
• Liaise effectively with project engineers, architects, site managers, and procurement teams for smooth project execution.

Required Qualifications & Skills:

• Bachelor’s degree in Civil Engineering, Quantity Surveying, or related field.
• Minimum 3 years of experience as a Quantity Surveyor in residential or villa construction projects.
• Kerala candidates preferred – must be fluent in Malayalam for effective communication with site teams, vendors, and clients.
• Female candidates are encouraged to apply.
• Strong knowledge of measurements, BOQ preparation, rate analysis, IS codes, and regional construction standards.
• Proficiency in MS Office (especially Excel), AutoCAD, and costing/billing software.
• Excellent numerical, analytical, and negotiation skills.
• Strong attention to detail and accuracy.
• Good communication, teamwork, and multitasking abilities.
• Capable of working under pressure and meeting project deadlines.
