Position- Purchase Manager Location- Moshi, Pune Years- 10+ Years Note : we are looking candidate from real Estate Industry Only Job Summary: The Purchase Manager for Real Estate will be responsible for overseeing the procurement of materials, services, and equipment needed for our construction projects. This role will involve managing vendor relationships, negotiating contracts, monitoring market trends, and ensuring that all purchases are made efficiently, cost-effectively, and in alignment with project timelines and quality standards. The ideal candidate will have strong experience in real estate procurement, project management, and vendor management. Key Responsibilities: Procurement Strategy & Planning: Develop and implement effective procurement strategies for real estate construction and development projects. Ensure timely and cost-effective purchasing of materials, equipment, and services needed for construction. Prepare and manage budgets for purchasing activities in collaboration with project managers and finance teams. Vendor & Supplier Management: Identify, evaluate, and select vendors and suppliers for various materials and services related to real estate projects. Negotiate contracts, terms, and prices to ensure favorable terms for the company. Maintain and nurture strong relationships with suppliers and contractors to ensure the quality of materials and services. Resolve any disputes or issues with vendors efficiently and professionally. Cost Control & Budget Management: Monitor purchasing activities to ensure compliance with budgets and identify opportunities for cost savings without compromising quality. Review and analyze purchase orders, invoices, and receipts to ensure accuracy and consistency with contracts. Track inventory levels and ensure that materials are ordered in the appropriate quantities. Project Coordination: Collaborate closely with the project management and construction teams to align procurement activities with project schedules. Ensure timely delivery of materials and services to meet project milestones. Provide support in coordinating logistics, such as transportation and storage of materials. Compliance & Reporting: Ensure that all procurement activities are in compliance with legal, regulatory, and company policies and procedures. Prepare and present regular reports on purchasing activities, expenditures, vendor performance, and savings to senior management. Stay updated on market trends, new suppliers, and construction technologies to drive innovation in procurement. Market Research: Continuously research and analyze market trends to identify potential cost-saving opportunities and new suppliers. Assess the quality and reliability of new materials and services that can be incorporated into projects. Team Management & Development: Lead and mentor the procurement team, providing guidance and support in managing daily tasks. Conduct performance reviews and identify opportunities for professional development within the team.
