Job Description

Position: Property manager-Technical Location: Chennai (Siruseri) Exp: 6+years NP: imm- 15days Having Datacenter experience is advantage Mounika.b@in.knightfrank.com Role & responsibilities To ensure the people management at site selection, site induction, attendance, overtime, discipline, leave, registers. • To ensure overall maintenance and management of the site including infrastructure, common assets and services including equipment’s like DG system, HVAC system, elevators and escalators, BMS, HT and LT panels, switchyard, transformer, LPG / CNG yard, APFC panels, UPS, pumping system, WTP, STP, fire alarms, hydrant systems, rainwater harvesting, distribution of power, water quality, control of circuits, digital application etc. • To provide a comprehensive property management service and ensure that all amenities are maintained as per standard. • To lead a team of technical / housekeeping / guest relations/ helpdesk / horticulture and other site personnel. • To prepare and execute duty roster for all site staff. • To ensure that all the facilities like lifts, common area lights and cleanliness of premises including lawn, garden, gym, swimming pool, party hall, common areas are always maintained as per standards. • To ensure highest hygiene standards at the premises through cleaning, disinfection, sanitization as per the schedule. • To take periodic rounds of the premise to inspect, identify and rectify shortcomings if any. • To review and modify processes and procedures as and when required. • To ensure the adherence of the SOP’s related to any emergency scenario (e.g. COVID19). • To ensure that AMC schedules, renewals are followed. All maintenance is carried out as per schedule and maintain service reports properly. • To plan, forecast and execute all the PPM / shutdown schedules in co-ordination with site team / vendors. • To maintain documents on monthly, quarterly, half yearly, yearly basis for planned preventive maintenance of equipment as per the audit standards. • To identify, suggest and implement avenues for cost control, savings – maintenance, operations, water and energy. • To ensure that all material and equipment are maintained as per 5S and Kaizen principles. • To attend and control any incidents at premise immediately and submit incident report to reporting manager / client within defined TAT. • To provide immediate resolution for any breakdowns and report to the concerned. • To ensure effective implementation of best safe work practices to maintain a high awareness of safety among all site staff. • To prepare annual budget for all the services at site. • To provide recommendations for the disposal, conversion, replacement and upgradation of the equipment. • To maintain proper liaison with government authorities like electricity board, municipal corporations, police, fire brigade etc. • To ensure timely submission of monthly invoices in coordination with commercial and operations to the client and collection thereof. • To ensure all client complaints / queries are addressed and resolved within the TAT. • To maintain periodic reports and documents as per site requirements. • To certify and process vendor invoices and ensure timely payment to vendor staff. • To maintain professional relationship and synergy within vendor team and vendors deployed at site. • To carry out vendor performance evaluation on monthly basis and maintain score card for SLA tracking and necessary action for improvement. • To monitor and control attrition / absenteeism of vendor staffs and make necessary arrangements to manage shortfall. • To organize and coordinate monthly review meetings with the client and vendors. • To maintain applicable licences and statutory registers at site like muster roll, wage register, overtime register, register of fines and deductions etc. • To analyse and present various site reports like DDR, MMR, QBR etc., identify loopholes and advise improvement measures. • To maintain and update database, feedback, MMR, statutory / technical compliances by vendors as per deliverables. • To maintain and keep records of Petty cash. • To ensure adherence to company and client policies and SOPs.
