Role Overview: In this role, you will be at the forefront of Google's physical expansion efforts in India. You will work as part of a team with diverse responsibilities, including evaluating real estate options, designing and supervising the construction of offices, and managing spatial requirements for a rapidly growing workforce. Your focus will be on ensuring that projects meet Google's high standards while prioritizing long-term sustainability and responsible resource management. Key Responsibilities: - Manage and oversee all aspects of construction-related leases, develop project schedules and budgets, supervise the design and construction of Google's real estate assets, and coordinate all real estate projects within the regional portfolio. - Lead the delivery of ground-up and mixed-use projects, from Technical Due Diligence to project handover, ensuring design excellence and guiding internal and external stakeholders towards project objectives. - Analyze and consult on construction agreements, design/engineer appointments, and procurement methods to ensure project success. - Utilize knowledge of construction procurement, including local statutory requirements in India, establish relationships with external consultants and vendors through RFP processes, and demonstrate commercial awareness of local supply chains. - Utilize design and technical resources to conduct build versus lease, retrofit versus new construction analyses, financial assessments, budgeting, tracking, and schedule management. Qualifications Required: - Bachelor's degree in Construction, Architecture, or equivalent practical experience. - Experience in leading campus projects from inception to completion. - Familiarity with local statutory norms and regulations, especially in special economic zones (SEZs). - Experience in the Indian construction industry, including conceptualizing, project planning, design development, and project management of corporate design/construction. Preferred Qualifications: - Certification in Royal Institution of Chartered Surveyors/Royal Institute of British Architects (RICS/RIBA). - Experience in form finish concrete. - Ability to translate ideas and capabilities into actionable initiatives. - Proficiency in producing and delivering executive presentations, project status reports, and communicating deliverables to stakeholders and management. - Strong leadership and critical thinking skills with the ability to prioritize initiatives in a dynamic environment.
