Principal Architect

Key Responsibilities:

• Develop architectural concepts, master planning, and design strategies aligned with project feasibility and business goals

• Prepare, review, and approve schematic designs, design development drawings, and GFC drawings

• Ensure compliance with BBMP, BDA, BMRDA, DTCP, RERA, NBC, Fire, Environmental, and Airport Authority norms

• Lead approval processes including sanction drawings, authority submissions, and liaison coordination

• Coordinate with structural, MEP, HVAC, fire, landscape, interior, and external consultants

• Provide architectural guidance and issue resolutions during construction and site execution

• Review drawings for constructability, quality standards, material specifications, and cost optimization

• Conduct regular design review meetings and site visits

• Manage timelines for design deliverables and approvals

• Ensure standardization of drawings and design documentation across projects

• Mentor and manage in-house architects, draftsmen, and junior designers

• Support management with presentations, feasibility studies, and value engineering proposals

Required Skills & Competencies:

• Strong experience in residential, commercial, plotted, and apartment projects

• Excellent knowledge of Bangalore local bylaws and approval processes • Proficiency in AutoCAD, Revit, SketchUp, Lumion/Enscape, MS Office

• Strong leadership, coordination, and communication skills
