We’re seeking a Remote Permit Expeditor for residential remodeling projects in North Carolina (Apex, Cary, Durham, Orange County, Fuquay-Varina). This person will prepare, submit, and track all building and trade permits, coordinate with city/county staff, understand site plans/surveys/septic documentation, and manage DocuSign workflows with homeowners, subs, and design professionals. Prior experience pulling NC permits for decks, screen porches, additions, ADUs, and interior remodels is required.
Key Responsibilities
1. End-to-end permit preparation & submission
- Prepare complete permit packages for
building, electrical, plumbing, mechanical, gas, and associated trade permits
for residential remodeling projects. - Complete and submit applications through the appropriate
online portals
(town/county) for: Town of Cary
(including IDT/permit portal)Town of Apex
City/County of Durham
Orange County Building Inspections
(and coordinating if a project falls in Chapel Hill/Carrboro jurisdictions)Town of Fuquay-Varina
(and related Wake County interfaces)- Ensure correct
contractor license details, owner info, lien agent (if applicable), parcel IDs, and project descriptions
are entered for each job.
2. Document review & collation
- Review and organize:
- Architectural drawings / floor plans
Site plans & surveys
(property lines, easements, buffers, ROWs, setbacks)Septic and well documentation
(existing permits, expansion requests, new systems, connections to sewer)- Structural engineering letters / calculations (when required)
- Create county-specific
document checklists
for common project types: - Decks & screen porches
- Additions / bump-outs
- Sunrooms / 4-season rooms
- Interior remodels (kitchen, bath, basement, attic)
- Detached structures / ADUs
3. Coordination with AHJs (Authorities Having Jurisdiction)
- Communicate via phone/email with
permit technicians, plan reviewers, zoning, and environmental health
staff as needed to clarify: - Required documents
- Zoning / setback rules
- Impervious surface and watershed limits
- Septic capacity / expansion approvals
- Respond promptly to
plan review comments
, upload revisions, and keep internal team updated on status.
4. DocuSign & signature workflows
- Build and manage
DocuSign envelopes
for: - Owner signatures on permit applications
- Subcontractor license/signature sections (electrical, plumbing, mechanical, gas, etc.)
- Any required affidavits (owner-agent, worker’s comp, lien agent, etc.)
- Maintain a
clean naming & folder structure
(by project address) so our team can find any signed document quickly.
5. Tracking, logs, and reporting
- Maintain an internal
permit status log
: - Date submitted
- Jurisdiction
- Permit type(s)
- Fees
- Review comments
- Approved / issued dates
- Download and organize
approved permit cards, stamped plans, and inspection records
. - Send weekly status updates on all open permits.
Required Experience & Skills
2+ years of direct experience
preparing and submitting residential building permits
(remodels/additions) – ideally in North Carolina
or similar US jurisdictions.Hands-on experience
as a:- Permit Expeditor / Permit Coordinator / Permit Technician / Permitting Specialist
- Comfortable navigating online permit portals for at least one NC jurisdiction (any experience with
Cary, Apex, Durham, Orange County, Fuquay-Varina/Wake County
is a big plus). - Ability to
read and interpret
: - Residential floor plans and elevations
- Site plans & surveys
- Basic structural notes
- Septic layouts and environmental health notes
Strong understanding of typical permit types
:- Building (residential)
- Trade permits (electrical, plumbing, mechanical, gas)
- Zoning / land use permits
- Driveway / right-of-way (if applicable)
- Septic and well permits or approvals
- Experience working with
DocuSign
(or similar e-signature platforms) to capture multiple signatures and route documents. - Excellent
written and verbal English
; comfortable emailing and calling city/county staff. - High attention to detail, organized, and reliable with follow-through.
Nice-to-Have
- Prior work with
NC Triangle remodelers, custom home builders, or design–build firms
