KEY RESPONSIBILITIES:

  • Achieving the targeted sales (volume and value)
  • Effective monitoring of the market scenario, especially in areas where the company has its projects and updating the top management in respect of the same.
  • Effective and timely conducting the market feasibility in respect of projects taken up for detailed study after conducting preliminary feasibility.
  • Effective supervision and monitoring of post sales activities
  • Effective handling of customer complaints
  • Timely escalation of all important matters requiring top level intervention to the appropriate level (Sales Head / CEO)
  • Negotiating & Closing deals
  • Preparing quotations for the customers, sales call
  • Recommend sales strategy and sales initiatives.
  • Prepare marketing feasibility reports for all new projects identified for detailed study.
  • Provide feedback on the building plans and designs before they are finalized.
  • Monitoring the sales targets vis--vis budget and analyze variances.
  • Monitoring if collections are as per schedule and demand notes are issued to the customers in time.
  • Reviewing debtors reconciliation statement and propose necessary action for overdue debtors.
  • Intimating price changes to concerned officials of the department.
  • Conduct departmental meetings to monitor the progress of the various activities and initiatives as taken up.
  • Cross verify debtors reconciliation statement with the Accounts department to check whether collections have been duly accounted for
  • Identify and appoint consultants for assistance in stamp duty and registration.
  • Get companys projects approved by Banks and Housing Finance Companies
  • Co-ordinate between the customers and the Property Affairs Department/ Society Formation Consultant for forming the society in respect of Sale Building/ Consolidate Building
  • To set-up the policies and procedures for the smooth functioning of the Sales Division
  • Look into all important matters confronting the department and if the need be scale them up to the Head Sales.
  • Perform other tasks assigned by the organization.
