Role & responsibilities The Manager QS (Civil Planning & Monitoring) will be responsible for overseeing the quantity surveying activities, project planning, monitoring project progress, cost control, budgeting, and ensuring timely delivery of real estate construction projects. The role involves coordination with project teams, contractors, consultants, and management. Key Responsibilities: 1. Quantity Surveying: Prepare BOQs, quantity take-offs, rate analysis, and material requirement sheets. Evaluate and verify contractors’ bills and ensure timely certification. Conduct cost analysis and value engineering to ensure cost efficiency. 2. Project Planning & Scheduling: Develop and monitor project schedules using tools like MS Project/Primavera. Coordinate with project teams to ensure adherence to timelines. Identify delays and recommend corrective actions. 3. Monitoring & Reporting: Track physical and financial progress of projects. Prepare and present daily/weekly/monthly progress reports to management. Highlight risks and propose mitigation plans. 4. Budgeting & Cost Control: Prepare project budgets and cash flow statements. Monitor project expenses and ensure they are within approved budgets. Provide forecasts for resource and financial planning. 5. Coordination & Compliance: Liaise with architects, consultants, contractors, and procurement teams. Ensure compliance with technical standards, safety norms, and regulatory requirements. Maintain proper documentation and project records. Required Skills & Competencies: Strong knowledge of quantity surveying, estimation, and costing. Proficient in MS Excel, AutoCAD, and project management software. Analytical thinking with attention to detail. Good communication, leadership, and coordination skills. Preferred Experience: Experience in residential and commercial real estate projects. Familiarity with Chennai real estate market (if location-specific). Worked on mid to large-scale construction projects.
