Job Description

Role Overview

The Liaison Head will be responsible for managing all government, regulatory, and stakeholder interactions related to real estate projects. This role involves securing approvals, ensuring legal compliance, maintaining healthy relations with government bodies, and enabling smooth execution of land acquisition, project approvals, and regulatory clearances.

Key Responsibilities

Regulatory & Government Liaison

Establish and maintain professional relationships with government departments such as Town Planning, RERA, CMDA/DTCP/Local Development Authorities, Revenue Department, and Pollution Control Board.

Coordinate and obtain approvals for land conversion, building permits, layout sanctions, environmental clearances, occupancy certificates, etc.

Stay updated with policy changes, government notifications, and regulatory frameworks affecting real estate development.

Compliance & Documentation

Ensure all documentation related to land acquisition, title verification, and project compliance is complete and error-free.

Handle legal paperwork, NOCs, license renewals, and statutory filings.

Coordinate with Legal, Projects, and Design teams to align internal documentation with regulatory requirements.

Stakeholder Management

Build and manage strong relationships with landowners, government officers, regulatory authorities, and local bodies.

Represent the company in government meetings, hearings, and inspections.

Act as the single point of contact for all external liaison activities.

Strategic Planning & Execution

Plan liaison strategies to fast-track approvals and reduce project delays.

Identify potential regulatory risks and provide proactive solutions.

Support management with insights regarding government policies, land regulations, and development opportunities.

Skills & Competencies Required

Strong networking and relationship-building skills.

In-depth knowledge of real estate approval processes and statutory norms.

Excellent negotiation and communication ability.

Ability to navigate bureaucratic procedures with professionalism and discretion.

Strong documentation, coordination, and follow-up skills.

Qualifications

Graduate/Postgraduate in Business Administration / Law / Urban Planning / Equivalent discipline.

Minimum 815 years of experience in real estate liaisoning or regulatory compliance.

Proven track record in handling large-scale real estate project approvals.
