Legal/ Paralegal Land Matters

Key Responsibilities:

• Assist in conducting title verification, due diligence, and preparation of land status reports for properties in West Bengal.
• Support drafting and registration of legal documents including deeds of sale, agreements for sale, lease deeds, powers of attorney, boundary declarations, and affidavits.
• Track and monitor statutory compliance requirements under laws applicable to land in West Bengal, including the West Bengal Land Reforms Act, Urban Land (Ceiling and Regulation) Act, and applicable municipal and panchayat regulations.
• Maintain meticulous physical and digital records of all land documents, agreements, and court filings.
• Conduct factual research on land disputes, encroachments, easements, tenancy rights, and other land-related legal issues.
• Support litigation team in preparing case papers, coordinating with external counsels, and ensuring timely filings in revenue and civil courts.
• Assist in drafting and sending legal notices for encroachments, breaches of agreements, or statutory non-compliance.
• Facilitate communication between the legal team and government offices, law firms.
• Keep updated on relevant government notifications, and circulars impacting land transactions in West Bengal.

Required Qualifications & Skills:

• Bachelors degree in Law (LL.B. preferred) or relevant graduate degree with paralegal certification.
• 7-10 years of experience in land-related legal work, preferably in real estate companies, law firms, or corporate legal departments in West Bengal.
• Strong knowledge of West Bengal land laws, revenue records, mutation processes, and regulatory compliance.
• Proficiency in drafting and reviewing legal documents in English and Bengali.
• Ability to read and interpret land records, khatian, dag numbers, mouza maps, and municipal records.
• Good communication and interpersonal skills for effective coordination with government officials, counsels.
