Job Description

Role & responsibilities

  • Develop the leasing plan based on the overall business strategy, including setting occupancy targets to maximize revenue.
  • Manage pre-opening activities such as zoning, business planning, and identifying potential retailers/brands.
  • Reach out to target brands, present the mall's offerings, and share relevant brand information.
  • Conduct site visits with prospective tenants, present suitable leasing options, and manage the complete negotiation processensuring client needs are met while securing commercially viable terms.
  • Identify and pursue new leasing opportunities through cold calls, market research, and industry networking. Prepare customized proposals to attract high-potential tenants and expand the propertys market footprint.
  • Build and maintain strong relationships with international property consultants (IPCs), local brokers, and real estate agents. Leverage their networks to increase lead generation and speed up deal closures.
  • Review and shortlist brand proposals, coordinate with the Leasing Head for approvals, and handle commercial negotiations.
  • Oversee lease agreement drafting to ensure all terms are clear and mutually agreed upon.
  • Coordinate the fit-out process and provide necessary support to retailers for timely store openings.
  • Post-opening, manage tenant mix based on brand performance, space needs, and category optimization.
  • Handle lease renewals by evaluating retailer performance and revising commercial terms to enhance revenue.
  • Maintain strong relationships with retailers and their business development teams to address ongoing needs.
  • Oversee lease administration including collection of deposits, registration fees, and monthly charges.
  • Keep the leasing tracker updated and prepare regular occupancy/vacancy reports for senior management.

Qualifications and Work Experience:

  • Post-Graduate MBA in Marketing
  • Minimum 3 years of relevant leasing experience, preferably with at least 1–2 years in Grade-A malls or commercial real estate.

Knowledge, Skills, and Competencies:

  • Communication: Strong verbal and written communication and presentation skills.
  • Relationship Management: Strong interpersonal skills; proven ability to manage client relationships.
  • Analytical Skills: Eye for detail with the ability to think strategically and creatively.
  • Technology Proficiency: Good command over MS Office (Excel, Word, PowerPoint); experience with leasing CRM/tools is an advantage.
  • Time Management: Ability to prioritize tasks, handle multiple projects, and meet deadlines.
  • Teamwork: Proactive, collaborative, and a strong team player.
