Lead Design Architect - Mixed Use/ Real-estate

Purpose/Objective

• To set an overall design vision for City Side projects. 
• Responsible for comprehensive design activities for all CSD projects across all phases from concept, site analysis, identification/ selection of consultants and architects, and adherence to specified timelines, budget and quality standards in alignment with the design intent during the entire lifecycle of the projects. 
• Overall integration with Airport Master Plan and infrastructure.

Strategic

• Conceptualize projects based on strategic direction of the business.
• Provide inputs to identify appropriate products in different segments with respect to regulatory and test fits etc.
• Drive the design efforts by articulating key design elements in line with market / segment requirements and develop the design concepts for various segments.
• Build and grow the technological base and initiate strategic technical initiatives to give CSD business a competitive edge in terms of cost, design, technology, and customer experience.
• Identify and engage strategic partners for design initiatives.
• Integrate sustainability into CSD design and ensure compliance to international sustainability and environment standards.
• Implement robust project review mechanism both qualitatively and quantitively, design quality process, design standards both at technical and software levels.

Technical

• Responsible and lead entire design process Concept to issue of GFC s.
• Responsible for the overall Design budget and allocation of the same for various phases of projects and ensure adherence to the budgetary allocation for each designed element during the project lifecycle.
• Identify and evaluate consultants for various roles such as Structural consultants, Service consultants etc. by framing pre-qualification criteria and finalizing the scope, terms and conditions of Contracts.
• Oversee the Design brief and Concept Development cycle from the design perspective.
• Finalize the concept design and master plan to ensure alignment with the design intent of the project, local development rules/ regulations, space optimization requirements in terms of efficiency etc. in coordination with the Marketing Team.
• Ensure finalization of schematic design after incorporation of inputs from key stakeholders from Marketing & Sales and Project Management Group.
• Ensure that the work of all design consultants both at the schematic design and detailed design stages are reviewed periodically and provide inputs in relation to any modifications.
• Ensure finalization of GFC drawings, lead the process of extensive GFC reviews to ensure alignment between design documents, brochure & Agreement for Sale (AFS).
• Provide support & clarifications to the execution teams from a design perspective as and when required.
• Ensure integration of Architectural, Structural & Services related elements in the Design from concept to completion of projects.
• Ensure implementation of interior designing and landscaping requirements in coordination with external consultants.
• Ensure Interior Design in developing modern concepts, detailing, and integrating the same with structural finish and space management. Provide guidance in Planning interiors, material selections and overall furnishing of Projects.
• Ensure that landscaping of all the projects is as per the concept design.
• Ensure value engineering through design standardization and cost optimization. Update industry best practices both internationally and domestic levels for design intelligence, recommend implementation of new construction technologies, foster peer learning.
• Identify the technical upgradation requirements of a project and recommend appropriate solutions to the project management team.
• Review and discuss the deviations/ modifications requested in the detailed architectural drawings by the Leasing, Sales, Marketing and Projects teams with local architects and consultants.
• Ensure that adequate documentation is maintained through application software incl BIM/REVIT etc., by the design function and all necessary processes are implemented in a systematic manner in line with the Legal requirements.

Qualifications and Experience

Educational Qualification:

• Bachelor of Architecture from a premiere institute.
• Master of Architecture/Urban Design is desirable.

Experiences

• 18+ years of experience with at least 10 yearsin commercial led mixed use projects design / design management.
• Should have delivered at least 5 million sq. ft. in a mix of commercial projects (office, mall, hotel etc.)
• Should have experience in working with large/reputed developers, consultancy and best contracting organizations.
• Experience in projects of emerging markets and managing international consultants is preferable.
• Experience of working on LEED/IGBC/GRIHA/Wellness projects is preferable.
