Job Description

Key Responsibilities

Research and identify potential land parcels in and around Bangalore that align with the companys development strategy and growth plans. Conduct preliminary due diligence of properties including title verification, land use patterns, and development potential. Build and maintain relationships with key stakeholders including landowners, brokers, local authorities, and real estate networks. Negotiate land purchase terms with owners and coordinate with the legal team for documentation. Assess land parcels for potential litigation issues, encroachments, and other legal complications before acquisition. Evaluate the commercial viability of land parcels considering factors like location, accessibility, future development plans, and market trends. Coordinate with various government departments for land use verification, conversion procedures, and necessary approvals. Maintain detailed documentation of all land-related transactions and negotiations. Monitor local real estate market trends and maintain a database of land prices in target areas.

Required Qualifications

Bachelors degree in Real Estate Management, Civil Engineering, Law, or related field. 7+ years of experience in land acquisition, preferably in the residential real estate sector. Strong understanding of Karnataka land laws, revenue records, and local development regulations. Proven track record of successful land acquisitions and negotiations.

Essential Skills

Excellent negotiation skills with ability to build rapport with diverse stakeholders. Thorough knowledge of land records, mutation procedures, and revenue documents. Strong understanding of E-Khata, Revenue Records, and Master Plan regulations. Proficiency in reading and interpreting land documents in both English and Kannada. Ability to assess technical feasibility and commercial viability of land parcels. Strong network within the real estate community and with local authorities. Excellent communication skills in English and Kannada (knowledge of other local languages is a plus).

Additional Requirements

Knowledge of agricultural land conversion procedures and BSRP regulations. Familiarity with local zoning laws and development control regulations. Understanding of land measurement techniques and survey procedures. Ability to conduct site visits and travel frequently within and around Bangalore.
