Key Purpose of the Role:
Responsible for identifying high-potential opportunities for residential project acquisition, conducting detailed evaluation and due diligence, managing first-level negotiations, and building a strong network of brokers and property consultants to support opportunity identification and business expansion.
Key Responsibilities:
Analyze real estate trends, land use patterns, and identify high-growth regions to formulate a strategic acquisition roadmap.
Source opportunities for Joint Development, Joint Ventures, or Outright Purchase in target geographies.
Build and manage a comprehensive network of brokers, consultants, and landowners to identify viable land parcels.
Maintain and update a database of potential opportunities and landowners.
Conduct end-to-end evaluation of transactions, including:
Site, market, and location analysis
Financial modeling and feasibility analysis
Deal structuring, documentation, and closure
Perform initial due diligence such as title checks, documentation review, and partner assessment.
Lead first-level negotiations and support deal closures by coordinating with legal, finance, and external consultants.
Monitor competitor activities to ensure first-mover advantage in land acquisition opportunities.
Prepare investment notes and present proposals to the Investment Committee and Board for approvals.
Participate in forums, regional real estate events, and industry meets to enhance brand visibility and gather market intelligence.
Stay updated on regulatory, statutory, and taxation frameworks impacting real estate transactions.
