Fit-Out Manager

Position Title: Fit-Out Manager

Reports To: Property Manager

Position Purpose: Responsible for monitoring of the fit-outs at site and in completion of fit-outs.

Key Result Areas:

o To share the fit-out guideline and list of necessary documents to Tenants.

o Conduct walkthrough and kick off meetings with tenant s architects, contractor team. Explain/Brief about Do s Don ts.

o Collect the Proposed fit out drawings/layouts, necessary documents from tenant, review and send to Client for consultant s approval.

o To send the approved drawings to tenant and collect the CFO NOC and MCGM approved drawings from tenant.

o To monitor the fit-out activities on daily basis. Check the tenant area and wet block waterproofing (pond testing), pressure testing of plumbing, HVAC, FF pipelines with the help of onsite technical team.

o In case of any noncompliance/deviations, issue the notices and impose the penalty to the tenant s PMC and get the rectification done.

o After completion of fit out collect the necessary documents like, MCGM completion plan/certificate and required documents/drawings as mentioned in fit out guideline.

o Schedule the fit out final inspection and prepare final inspection report for refund of fit out deposit.

CIVIL ACTIVITIES

o Keeping track of civil/facade, masonry and carpentry complaints/requests from tenants and common areas. Assign and monitor the work.

o Resolve and update the daily complaints.

o Coordinate to procure the material required for routine maintenance and other works.

o Invite quotations from vendors/contractors for major civil works, to obtain approvals, to monitor the work, to take joint measurements with contractors. Collect the bills, check, and sign off the measurements and send the bill for further procedure.

o In the monsoon, prepare the leakages tracker follow up with concern contractors/vendors and get the necessary waterproofing work done.
