Job Description

The Real Estate Financial Analyst is responsible for supporting the evaluation, underwriting, and financial modelling of real estate acquisitions, developments, and portfolio assets. The analyst will conduct market research, prepare investment materials, and assist with due diligence to support informed investment decisions. This role is ideal for detail-oriented, data-driven individuals with strong analytical capabilities and an interest in real estate investment.

Key Responsibilities:

Financial Modelling & Analysis

  • Build and maintain detailed *pro forma* and *DCF models* for acquisitions, developments, and existing assets.
  • Analyse cash flows, IRR, NPV, equity multiples, and sensitivity scenarios.
  • Support financial forecasting, budgeting, and asset valuation.

Transaction Support

  • Assist in underwriting potential acquisitions, including reviewing rent rolls, operating statements, and property-level financials.
  • Support due diligence efforts (lease audits, market comps, operating expenses, third-party reports).
  • Collaborate with brokers, lenders, consultants, and internal stakeholders.

Market Research

  • Conduct market and submarket research to support investment strategies.
  • Analyse trends in pricing, supply/demand, cap rates, absorption, and demographic changes.
  • Prepare competitive analysis and benchmarking for assets.

Reporting & Documentation

  • Prepare investment memoranda and presentations for internal committees or investors.
  • Track portfolio performance metrics and help generate periodic asset management reports.
  • Support debt financing requests through loan packages, lender models, and covenants review.

Qualifications:

  • Bachelors degree in Finance, Real Estate, Economics, Business, or CFA Level 1.
  • Strong proficiency in Excel, including advanced modelling formulas and functions.
  • Understanding of DCF analysis, financial statements, capitalization rates, and valuation metrics.
  • Excellent analytical, quantitative, and problem-solving skills.
  • Strong written and verbal communication abilities.

Experience:

  • Internship or 13 years of experience in real estate, investment banking, private equity, or consulting.
  • Familiarity with commercial property types (multifamily, office, retail, industrial, hotel).
