Job Description

Role & responsibilities

A. Cost Planning & Budget Approvals

  • Drive pre-construction cost planning for new launches and business feasibility studies.
  • Develop & approve project budgets in alignment with business goals and sales assumptions.
  • Validate design and specifications from a cost-to-market perspective.
  • Review design drawings, BOQs, and specifications to ensure accurate cost projections
  • Benchmark costs against previous projects and market trends.

B. Cost Control & Monitoring

  • Establish cost control framework and track costs vs. approved budget.
  • Publish Monthly Cost Reports (MCR) and forecast commercial risks.
  • Review and approve change orders and additional works.
  • Ensure accountability of spending through regular audits and data analytics.

C. Value Engineering & Cost Optimization

  • Collaborate with Design & Projects team to validate necessity vs. specification.
  • Lead VE initiatives and drive alternative materials/technology evaluations.
  • Reduce cost of construction /sft without compromising on product positioning.

D. Billing & Cashflow Governance

  • Review and approve interim payments, milestone certifications & reconciliation.
  • Enable finance with accurate cashflow projections and cost commitment status.
  • Ensure contract closure with 100% documentation.

E. Contracting & Commercial Strategy

  • Lead contract strategy (package breakups, procurement schedule, tendering approach).
  • Prepare tender BOQs, tech-commercial comparisons, and contract recommendations.
  • Draft and review sub contracts, ennsuring compliance with company policies and legal standards.
  • Evaluate contractor and vendor bids; conduct technical and commercial comparisons.
  • Finalize rate analysis and recommend award of contracts in approval with the Management
  • Oversee contracts administration including claims, variations & savings realisation.

F. Stakeholder & Leadership Management

  • Lead and mentor QS team across multiple project locations.
  • Interface with Finance, Design, SCM, and Project Heads for commercial decisions.
  • Provide strategic insights to Management for investment decisions.

Preferred candidate profile

  • Education: B.E/B.Tech Civil preferred; PG in Construction Management/QS certification is advantageous.
  • Experience: 18–25+ years with High-rise residential (Mivan) projects

Capabilities:

  • Strong commercial acumen for financial metrics
  • Expertise in costing, budget governance & contract negotiations
  • Excellent stakeholder and leadership skills
  • Software: MS Excel (Advanced), Costing Tools, ERP, MSP
